Thermal imaging in a building inspection: what it can and cannot see
What a thermal camera actually detects in a Perth building inspection — moisture, missing insulation, some termite activity — and the limits that get oversold.

Thermal imaging is the most oversold tool in the inspection industry, and also one of the most useful, and both of those things are true at once. A thermal camera in the hands of someone who understands what it is actually showing them can flag a hidden leak or a patch of missing insulation in seconds. The same camera, sold as an X-ray machine that "sees termites through walls," sets an expectation it cannot meet. It is worth knowing which of those you are getting.
What a thermal camera actually does
A thermal camera does one thing: it measures the surface temperature of whatever it is pointed at, and paints a picture where hotter areas and cooler areas show as different colours. That is the entire mechanism. It does not see through walls. It does not detect insects. It detects temperature, and everything useful it tells you is inferred from a temperature pattern that should not be there.
That sounds limiting, and it is, but temperature is a surprisingly good proxy for a lot of the things that matter in a building. Water is cooler than the surface around it as it evaporates. Missing insulation lets heat through in a way that neighbouring insulated areas do not. An overloaded electrical connection runs hot. A void behind a wall holds a different temperature from solid material. So a thermal camera, read properly, becomes a way of finding the places where something is different — and difference is exactly what an inspector is hunting for.
Where it genuinely helps
The strongest use is moisture. A slow leak behind a shower wall, a roof leak that has been tracking along a ceiling, damp rising in a wall — these often show as a distinct cooler shape long before they are obvious to the eye, and the camera lets an inspector scan a whole wall or ceiling quickly rather than testing spot by spot. Paired with a moisture meter to confirm, it turns "that stain looks old" into "there is active moisture here right now."
The second strong use is insulation. Across a ceiling, a thermal scan will show where the insulation batts have slumped, been disturbed, or were never installed, as clear warm or cool bands. That matters in Perth summers and winters both, and it is nearly invisible any other way without climbing through the roof space and looking at every square metre. The camera can also pick up some electrical hot spots at the switchboard or at fittings, which is a safety flag worth having.
The termite question, answered honestly
People ask whether thermal imaging "sees termites," and the honest answer is: not directly, but sometimes usefully. Active subterranean termites bring moisture with them, and a working nest or mud-packed gallery in a wall can create a temperature difference the camera picks up. So a thermal scan can flag an area — "this section of wall is anomalously warm and moist, we should look harder here" — and that flag has real value. But the camera is inferring the termites from the moisture and heat they produce. It is not seeing the insects, and a negative thermal scan does not mean there are no termites. Anyone who tells you their camera guarantees a termite-free house is overselling the tool.
The limits that get glossed over
Thermal imaging is heavily dependent on conditions. It works on temperature difference, so on a mild day when the inside and outside of a wall are close to the same temperature, there may be little to see. A wall in direct afternoon sun can throw false patterns. A camera cannot tell you why an area is a different temperature — only that it is — so every anomaly it flags still needs a person to interpret it and, usually, a second tool to confirm. It is a pointer that says "look here," not an answer.
That is the right way to think about it. Thermal imaging is a genuinely valuable supplement to a careful physical inspection: it makes hidden moisture and insulation gaps visible, and it flags areas worth a closer look that the eye alone would pass over. It is not a replacement for getting into the roof space, reading the building, and testing what the camera finds. Used that way, as one instrument among several, it earns its place. Sold as a magic window into the walls, it does not. When we use it, it is to make the physical inspection better, not to replace it.
