A building and timber pest inspection here is shaped above all by two things the inland suburbs never face at this intensity: salt, then limestone, and by the scale and ambition of the homes themselves.
Salt is the first consideration, because City Beach sits in the teeth of it. The constant salt-laden air corrodes anything metal faster than anywhere inland: the wall ties buried in cavity brickwork, which rust and expand and crack the mortar; roof fixings and flashings, and the gutters and fasteners, plus the steel balustrades and pool fencing that coastal homes carry in quantity. The inspection reads for that corrosion directly, with a borescope into the cavity where tie failure is suspected and a close read of every exposed metal element, because on the coast it is corrosion, not age alone, that drives the defects.
The ground is limestone dune, and it behaves unlike the sand and clay further in. Homes are often founded on or cut into limestone, and the inspection reads the footings for undermining where water tracks through, the limestone base masonry for the salt attack and erosion it suffers near the ground, and, on the elevated dune blocks that define City Beach, the retaining walls that hold those levels, for bulging and drainage, and whether they were engineered for their height.

Many are large, recent, architect-built, and an inspection of a multi-million-dollar coastal build is not about age but about whether the quality behind the expensive finishes matches the price. The flat and low-pitched roofs these designs favour are read for their membranes and falls, and their box gutters; the extensive glazing and rendered lightweight facades for their seals and their weatherproofing in a harsh marine setting; and the pools and decks, and the basements and cellars, for the waterproofing that fails expensively when it is rushed. The bigger and more complex the home, the more places water can get in.
The surviving mid-century originals are read for their era and for decades of coastal weathering, and where one is being bought to knock down, the inspection focuses on what matters to that plan rather than cosmetic wear.
On the timber pest side, the coast tempers but does not remove the risk. Free-draining limestone and sand mean less of the standing moisture termites love, but the mature, heavily watered gardens these large blocks carry create their own damp reservoirs, and the older timber offers a path in. The subfloor, where a home has one, is read for damp and ventilation, the perimeter for soil-to-timber contact and irrigated beds against the structure, plus suspect timber by sounding, with movement detection where a gallery is suspected behind a wall. Termite management follows AS 3660.
