Both scopes in one visit — building to AS 4349.1, timber pest to AS 4349.3. The fuller check, by a registered building contractor. Report within 24 hours.
North Coogee did not exist as a suburb until December 2005, and the land it sits on has a history that shaped both its creation and the homes built on it. Between South Beach and the Port Coogee marina, around 95 hectares of former industrial coastal land was identified in 2008 for residential redevelopment, and the first Port Coogee lots were released in 2007 after the site was remediated from its industrial past. A building and timber pest inspection at North Coogee reads for what that remediated-waterfront origin means for the homes built on it, which is a genuinely different starting point from any other Perth suburb.
Remediated ex-industrial land is the lead. The Port Coogee development sits on ground that was formerly used for industrial purposes and that required remediation before residential development could proceed. While the remediation is part of the development approval process, the ground beneath a home on that land carries a history that a standard slab-on-suburban-sand home does not, and we read the subfloor drainage, the slab condition and the site for signs of ground behaviour that is out of the ordinary. Where we see unusual moisture patterns or settlement that does not match the expected new-build profile, we note it.
The maritime setting is the other constant. North Coogee faces Cockburn Sound and the islands, and the apartments, townhouses and waterfront homes built around the marina are exposed to the full maritime environment. Salt air, wind-driven moisture and the permanent marine atmosphere at the marina perimeter mean we read the building envelope, the window seals, the external fixings and any balcony waterproofing harder than in a sheltered suburban setting. On a young home this is about catching what the marine environment has already begun to do; on a ten-to-fifteen-year-old building it is about catching what it has done.
The stock is entirely new by Perth standards. The first homes arrived in 2007, making even the oldest North Coogee properties under twenty years old, and the read is the modern one throughout: waterproofing, roof plumbing, the condition of early-stage strata buildings, and the shared-envelope and common-property questions that marina apartments carry.
The timber pest side is real even in a young suburb. A maritime environment with permanent moisture near the marine perimeter, and any timber in the building frame or fixtures, creates conditions that termites use, so we read the structure and the perimeter of every home carefully.
What you get is a plain reading of the North Coogee home on its remediated waterfront, with the report inside 24 hours and the real defects separated clearly from the cosmetic.
We run the same two-scope visit across the area, including nearby Coogee and Spearwood.

Its origin. The Port Coogee marina was built from 2007 on remediated former industrial coastal land, which means the homes here sit on ground with a history that no standard suburban slab does, and we read for what that means.
The ground was contaminated and cleaned before residential development. We read the subfloor drainage, the slab and the site for any ground behaviour that is out of the expected new-build profile, and note anything unusual.
Yes. The permanent marine atmosphere at the marina perimeter ages window seals, external fixings and balcony waterproofing faster than in a sheltered suburb, so we read those elements harder here.
Waterproofing of balconies and wet areas, the building envelope, and the common-property and shared-structure questions that a marina apartment carries, so you know what you own and what the owners corporation holds.
The suburb was created in 2005 and the first homes arrived in 2007, so the oldest properties are under twenty years old. The read is the modern one throughout.
Yes. Young does not mean defect-free, and in a marine environment the building envelope, waterproofing and external fixings are tested harder than in a sheltered suburb, so early-life defects here are worth finding early.
A building inspection reads the building, not soil chemistry. Where we see ground behaviour or moisture patterns that seem out of the ordinary for a new build, we note them and recommend further specialist investigation.
The permanent maritime moisture near the marina perimeter and any timber in the building frame or fixtures create conditions termites use, so we read the structure and perimeter carefully regardless of the home's age.
Yes. The building inspection to AS 4349.1 and the timber pest inspection to AS 4349.3 are done in one visit, with a single report within 24 hours.
A flat $616 inc GST for both scopes, report within 24 hours.
