Both scopes in one visit — building to AS 4349.1, timber pest to AS 4349.3. The fuller check, by a registered building contractor. Report within 24 hours.
Northbridge is the oldest and most mixed part of inner Perth, and its housing reflects a century of it: 1890s to 1920s worker cottages and terraces, the brick shopfront-and-dwelling buildings of Little Italy and Chinatown, and, threaded through all of it, a heavy layer of apartment and unit infill. A building and timber pest inspection in Northbridge depends entirely on which of those you are buying, and the two ends of that range could not be more different.
At the old end are the terraces and cottages, some of the oldest housing stock in the metropolitan area. These are solid masonry, no damp-proof course, lime mortar, often sharing a party wall with the property next door, and that party wall changes everything. Damp, cracking and roof or gutter problems on a shared wall are a shared responsibility, and the inspection reads the boundary as carefully as the interior. Rising and salt damp is near-universal in these walls and is mapped with both a pin and a non-invasive moisture meter. Many are heritage-listed, which constrains repairs to the original fabric, and many have been carved into flats over the decades, so the inspection also reads whether those conversions were done properly or just partitioned.
At the other end are the apartments, and Northbridge has a lot of them, from converted warehouses to purpose-built towers. Strata property reads differently: the strata records and minutes matter as much as the walls, because they reveal levies, known common-property defects and any special levy on the horizon. In the older reinforced-concrete buildings the recurring issues are concrete spalling, where the steel rusts and blows the concrete cover off balconies and facades, and waterproofing failure to balconies and podium decks, both found with a thermal camera and a moisture meter. Where the scope is a single lot, the report says so and reads the common property from the records.
The mixed-use buildings are their own case, residential above a shop or a bar, and they bring commercial fit-out, grease and moisture from food premises below, fire-separation questions between uses, and access limits that the report states plainly. Northbridge's nightlife setting is part of the brief.
The renovation layer runs through all of it. Cottages opened up, warehouses converted, shopfronts turned into homes, and every conversion is a junction of old and new where waterproofing and structure meet and sometimes fail. The inspection concentrates on those joints and on whether the work was ever approved.
On the timber pest side, the age of the stock and the density of the gardens and the moisture held in old solid walls all favour subterranean termites. In a terrace, the shared subfloor and party wall mean a neighbour's problem can become yours, so the inspection reads the accessible subfloor for ventilation and damp, the perimeter for conducive conditions, and any suspect timber by sounding, with movement detection used where activity is suspected behind a wall. Termite management follows AS 3660. In the oldest part of Perth, on the oldest timber, that reading matters.
Northbridge is not one kind of building, and the report earns its value by reading the specific thing in front of it, whether that is a listed 1900s terrace with a shared wall or a two-bedroom apartment where the real risk is in the strata minutes.
We run the same two-scope visit across the area, including nearby West Perth and Perth.

All of them, and the inspection changes completely with the type. A listed 1900s terrace is about solid-masonry damp, a shared party wall and heritage fabric; a converted-warehouse or tower apartment is about strata records, concrete spalling and balcony waterproofing. We tailor the read to the building in front of us.
Because a shared party wall makes damp, cracking and roof or gutter problems a shared responsibility, and a neighbour's issue can become yours. We read the boundary as carefully as the interior and note where the shared structure is carrying a defect.
The strata records as much as the walls. The minutes reveal levies, known common-property defects and any looming special levy. In older concrete buildings we read for spalling, where rusting steel blows the concrete off balconies and facades, and for balcony and podium waterproofing failure, using a thermal camera and moisture meter.
Almost always, in the solid-masonry stock built without a damp-proof course. We map how high it reaches with both a pin and a non-invasive moisture meter and separate rising damp from a leak or condensation, because on lime-mortar walls the fix for each is very different.
Yes. Mixed-use buildings bring commercial fit-out below, grease and moisture from any food premises, fire-separation questions between the uses, and access limits, all of which we read and state plainly. It is a common Northbridge arrangement and worth understanding before buying.
Listing constrains repairs to the original fabric, so we note the lime mortar, early brickwork, timber joinery and roof structures that carry that constraint. It matters because a listed building can be slower and dearer to repair, and that should be priced into the purchase.
That is exactly what we read. Many Northbridge cottages and warehouses were carved into dwellings over the decades, and the quality varies enormously. We look at how the wet areas, services, fire separation and access were handled, and flag conversions that were done cheaply.
Yes. The age of the timber, the density of the gardens and the moisture held in old solid walls all favour subterranean termites, and in a terrace a shared subfloor can carry the problem between properties. We read the accessible subfloor and perimeter and sound suspect timber, with movement detection where needed. Termite management follows AS 3660.
A flat $616 including GST for both scopes together, the same in every suburb. Strata and mixed-use buildings can take longer to read across the common property and records, and you have the written report, with photos, within 24 hours.
It is built to. Whether it is a listed terrace or a strata apartment, a clear report separates the significant issue, a shared-wall damp problem or a looming special levy, from the cosmetic, and gives you a concrete basis to renegotiate or walk away.
