Both scopes in one visit — building to AS 4349.1, timber pest to AS 4349.3. The fuller check, by a registered building contractor. Report within 24 hours.
Pinjarra is one of Western Australia’s earliest colonial settlements, with townsite land reserved in 1831 near a ford over the Murray River, and it carries a heritage building stock that has no equivalent in the rest of this coverage area. The Edenvale homestead, built in 1888 from locally fired bricks, runs to eighteen rooms and its own barns and dairy. Liveringa, from 1885, is a colonial homestead with wide verandas. St John’s Church dates from the earliest decades of settlement. A building and timber pest inspection at Pinjarra reads for what nearly two hundred years of Murray River colonial occupation has produced in these buildings, and for what the river itself has periodically done to the town that grew beside it.
The heritage building stock is the first specific read. Locally fired brick, colonial lime mortar, wide veranda construction and original timber framing are the materials of the Pinjarra building heritage, and they behave differently from modern materials under the same conditions. Locally fired brick from the 1880s is not the same density or permeability as a modern clay brick, and lime mortar in the joints has different movement and repair requirements from modern cement-based pointing. We read these buildings on their own terms, not against a contemporary standard.
The Murray River flooding history is the second read for any Pinjarra property on low ground near the river. The Murray has damaged Pinjarra by flooding on numerous occasions since the 1895 winter that undermined the bridge piles and forced out the elderly and children. A home on the low ground near the river flat carries the record of those floods in its fabric, and the subfloor, the wall bases and the site drainage tell the history of how high the water has been and how often it has been there.
The broader Pinjarra stock also includes postwar housing and the more recent residential development that followed Alcoa’s arrival in 1974. Those homes earn the age reads of their respective eras, well away from the heritage buildings and the river flat.
The timber pest side follows the river. Low-lying river ground, established older gardens on large rural lots, and the organic soil of a working farming district give termites everything they need. We read subfloor, roof timbers and the perimeter carefully, and on a heritage building the roof void and the original timber frame are a particular focus.
What you get is a plain reading of the Pinjarra home in its era and on its ground, river flat or elevated, with the report inside 24 hours and the real defects separated clearly from the cosmetic.
We run the same two-scope visit across the area, including nearby Ravenswood and Mandurah.

Its colonial heritage and its river. Pinjarra is one of WA's earliest settlements, with 1880s locally-fired-brick homesteads, lime mortar construction and a Murray River that has flooded the town repeatedly since the 1890s.
Locally fired brick from the 1880s has different density and permeability from modern clay brick, and lime mortar requires a different assessment than cement-based pointing. We read these buildings on their own terms.
The river has flooded Pinjarra on numerous occasions since the 1895 event that undermined the bridge piles. Low-ground homes near the river carry that flooding history in their subfloor, wall bases and site drainage.
The subfloor, wall bases and site drainage tell the story of how high water has been and how often. Moisture staining, differential settlement and slab cracking patterns can all reflect a flood-plain history.
Postwar housing and the homes that came after Alcoa's 1974 arrival earn the standard age reads of their respective eras, separate from the heritage and river-flat reads.
Yes. Low-lying river ground, large older gardens on rural lots and the organic soil of a farming district give termites everything they use. The roof timbers and original frame of heritage buildings earn particular attention.
Yes, to the limits of safe, reasonable access. Heritage buildings are read on their own construction terms, and the inspection notes the specific materials and construction type throughout.
That is a real-estate question, but the heritage building condition is part of what the price should reflect, and the inspection tells you what the condition actually is.
Yes. The building inspection to AS 4349.1 and the timber pest inspection to AS 4349.3 are done in one visit, with a single report within 24 hours.
A flat $616 inc GST for both scopes, report within 24 hours.
