Both scopes in one visit — building to AS 4349.1, timber pest to AS 4349.3. The fuller check, by a registered building contractor. Report within 24 hours.
Safety Bay carries one of the most unusual ground histories of any residential suburb in the Perth metro. When the surveyor John Roe named the anchorage in 1837 he recorded soundings of up to seven fathoms — around 12.8 metres of water — in what was then Peel Harbour, or Peel Basin. That former marine inlet was reclaimed in later years, and the houses that now stand over it sit on made ground above what was once open sea. A building and timber pest inspection at Safety Bay reads for what that reclaimed-marine-basin origin means for the homes built on top of it, alongside the coastal exposure and holiday-cottage heritage of the suburb’s older beachside streets.
Reclaimed marine ground is the lead context for the relevant part of the suburb. Fill placed over a former marine inlet to create residential land is not the same as undisturbed dune sand or coastal limestone, and it settles over time as it consolidates under the weight of the buildings above it. We read the slab and footing behaviour, the crack patterns and the floor levels on homes in the former Peel Basin area with that fill-over-marine-basin history in mind, because the settlement character of reclaimed sea floor is different from anything else in the metro.
The coastal exposure applies across the whole suburb. Safety Bay sits on Warnbro Sound within the Shoalwater Islands Marine Park, facing Penguin Island, and the homes nearest the water face the Indian Ocean weather with the kind of exposure that ages seals, fixings and external hardware faster than an inland suburb. The Warnbro Sound setting is partly sheltered compared to the open ocean, but the salt air and wind-driven rain still work on the building envelope year-round.
The holiday-cottage origins of the Safety Bay Townsite Estate, subdivided in the late 1920s, gave the suburb some of its oldest residential fabric. A holiday cottage from the 1930s that has been in continuous use and progressively improved is a layered read on coastal ground, and we read the original fabric, the additions and the joins between them for how they have fared in a beachside setting over nearly a century.
The 1970s and 1980s residential growth and more recent homes carry the age reads of their respective eras on the same coastal ground.
The timber pest side follows the ground. Reclaimed marine fill that holds moisture differently from natural sand, established coastal gardens, and the older subfloors of the 1930s cottages give termites the conditions they use. We read subfloor, roof void and the perimeter of the home carefully.
What you get is a plain reading of the Safety Bay home on its reclaimed or coastal ground, with the report inside 24 hours and the real defects separated clearly from the cosmetic.
We run the same two-scope visit across the area, including nearby Shoalwater and Waikiki.

Its ground. Parts of the suburb were built on reclaimed Peel Basin, where surveyor Roe recorded up to 7 fathoms of water in 1837. Homes there sit on fill over a former marine inlet, which settles differently from undisturbed dune sand.
Fill placed over a former marine inlet consolidates over time under the buildings above it. The settlement character of reclaimed sea floor is unlike ordinary coastal sand, and we read the slab and crack patterns with that in mind.
The reclamation covers the area of the old marine inlet. We read the ground evidence, the slab behaviour and the footing crack pattern for homes in that zone, and note where the ground history appears relevant.
Safety Bay sits on Warnbro Sound within the Shoalwater Islands Marine Park. The coastal exposure ages seals, fixings and external hardware faster than inland, and we read the weather-facing building envelope accordingly.
A coastal holiday cottage from the 1930s improved progressively over nearly a century is a layered read: original fabric, additions and the joins between them, all in a beachside setting for their full life.
These carry the age reads of their respective eras, from the original-component-due read at forty to fifty years, to the modern read for newer builds, on the same coastal Safety Bay ground.
Reclaimed fill that holds moisture differently, established coastal gardens and older subfloors of the cottage era give termites the conditions they use. We read subfloor, roof void and the perimeter carefully.
We read the ground evidence rather than relying on the address alone, and note where the slab behaviour and site drainage point to reclaimed fill rather than natural coastal sand.
