Tapping is a newer estate suburb built across undulating ground, and that topography is what sets a building and timber pest inspection here apart. Where a flat estate block is straightforward, a sloping Tapping block usually means the home sits on a cut-and-fill pad held by retaining, and how that pad and its retaining were built, and how water moves across the site, is what the inspection reads first.

The sloping site is the defining factor. To create a level pad on a slope, part of the block is cut and part is filled, and a slab bearing partly on cut ground and partly on fill can settle differently across its length if the fill was not properly compacted, so the inspection reads the slab and walls for the differential movement that mismatched ground can drive. The retaining that holds the levels, whether between the pad and the street or a neighbour or a lower garden, is read for movement and for the drainage behind it that stops water building up, and for whether it was built for the height and load it carries. And because water runs downhill, the inspection reads the site drainage: whether cross-fall and subsoil drainage carry water away from the home rather than letting it run onto the pad or pond against the slab.

The construction is read for a modern home: the frame and roof through the roof space, and the slab edge for rising damp; the roof plumbing and flashings; and wet-area waterproofing to AS 3740. Asbestos is largely not a factor at this age, and where a home is newer, a builder's warranty may still apply.

On a sloping block the subfloor or underside of a suspended section, where present, is read for ventilation and damp.

On the timber pest side, retaining walls and garden beds, with the damp that collects behind retaining, give subterranean termites conducive conditions and concealed pathways, so the perimeter and retaining, and the slab edge, are read for mud tubes and conducive conditions, and accessible timber is sounded, with movement detection where needed. Termite management follows AS 3660.

Tapping is an estate built on slopes, and the report earns its value by reading the cut-and-fill pad and the retaining, and the way water moves down the site, because on sloping ground those are what decide whether a home stands square and dry.

We run the same two-scope visit across the area, including nearby Carramar and Banksia Grove.

Common questions — Tapping

What makes a Tapping inspection different?

Its slopes. Tapping is built across undulating ground, so a home usually sits on a cut-and-fill pad held by retaining, and how that pad and its retaining were built, and how water moves across the site, is what we read first.

What is a cut-and-fill pad and why does it matter?

To level a sloping block, part is cut away and part is filled to make a flat pad. A slab bearing partly on cut ground, and partly on fill, can settle differently if the fill was not properly compacted, so we read the slab and walls for the differential movement that mismatched ground can drive.

Do you inspect the retaining walls?

Yes, closely. We read the retaining that holds the levels for movement, for the drainage behind it that stops water building up, and for whether it was built for the height and load it carries, because a failing retaining wall is both a safety and a cost issue.

How does water move on a sloping block?

Downhill, which is the concern. We read whether cross-fall and subsoil drainage carry water away from the home rather than letting it run onto the pad or pond against the slab, because on a slope water management is what keeps the home dry.

How do you inspect the rest of a Tapping home?

As a modern home: the frame and roof through the roof space, the slab edge for rising damp, the roof plumbing and flashings, and wet-area waterproofing to AS 3740, plus any suspended subfloor for ventilation and damp.

Is asbestos a concern in Tapping homes?

Largely not, at this age. Where an older or unusual element is present we flag any suspect material without disturbing it, but asbestos is not the concern it is in older stock.

Are these homes still under builder's warranty?

Some are, being newer. A defect found early may still fall within a builder's statutory warranty, which is worth understanding when timing an inspection.

Are termites a concern on a sloping Tapping block?

Yes. Retaining walls, garden beds and the damp that collects behind retaining give subterranean termites conducive conditions and concealed pathways, so we read the perimeter and retaining, and the slab edge, and sound accessible timber, with movement detection where needed. Termite management follows AS 3660.

How much is a building and pest inspection in Tapping, and how long for the report?

A flat $616 including GST for both scopes together, the same in every suburb. A sloping block with retaining takes careful reading, and you have the written report, with photos, within 24 hours.

Will the report help me negotiate?

Yes. A clear report separates the significant issue, differential slab movement, failing retaining or poor site drainage, from the cosmetic, and gives you a concrete basis to renegotiate.
