Thornlie was built in stages, and the stage matters almost everything in a building and timber pest inspection here. The suburb was one of the first in WA to be sold by house-and-land package, opening in the late 1950s on the former Thornlie Park dairy farm, and it grew outward in five identifiable stages over the following decades: the 1950s and 1960s north-eastern estate first, then the 1970s and 1980s south and Crestwood areas, then Castle Glen in the 1980s, and Forest Lakes from the 1980s to the present, built around artificial lakes. Each of those stages is effectively a different suburb in terms of age, construction standard and ground, and an inspection at Thornlie starts by identifying which stage the home belongs to.
The 1950s and 1960s north-eastern homes are the oldest. Built as first-home-buyer middle-income stock in the house-and-land era, they are now sixty to seventy years old, and the original components from that build programme are at the end of their life: the tile roof and its mortar beds, the original single bathroom, and the wiring and switchboard where these have never been updated. These are sound homes that were built to the modest-but-solid standard of that era, but the standard of that era did not include renewal on a fifty-year horizon and they are now there.
The 1970s and 1980s south Thornlie and Crestwood homes are at forty to fifty years, the age where the original waterproofing installed to the pre-AS 3740 standard is approaching its limit.
