Both scopes in one visit — building to AS 4349.1, timber pest to AS 4349.3. The fuller check, by a registered building contractor. Report within 24 hours.
Victoria Park is one of Perth’s densest inner suburbs, built around the long Albany Highway strip and the meeting of three major highways, and its housing is as layered as its history. A working-man’s district by the 1930s, its core is tightly-packed workers’ cottages and modest character homes, and over the decades those blocks have been subdivided hard into grouped dwellings, survey-strata units and battle-axe infill. A building and timber pest inspection here reads for that density, the old cottages, the new infill, and the homes that front busy roads.
The cottage core is the older half. Workers’ cottages and modest brick-and-tile homes from before and between the wars were built simply, so we read the things that age in that stock: roofs and gutters near the end of their life, wet areas redone once or twice over the decades, original wiring where a home still runs on it, and the small additions a long-lived cottage collects. It is honest housing, and the read is about what time has asked of it.
The other half is infill. Victoria Park has been subdivided about as hard as anywhere in Perth, so a great many homes are grouped dwellings and survey-strata built on what was once one block, often on a battle-axe leg behind another house. On these we read the modern build, the waterproofing and the roof plumbing, and then we read what density brings: boundary and retaining walls shared with a neighbour, and drainage between closely-set dwellings.
Some Victoria Park homes front Albany Highway or one of the other arterials, and that frontage is worth its own note. We read for the effects of sitting on a busy road, and for the mixed-use and commercial conversions along the strip, where a former shop or a shop-top dwelling asks different questions from a house.
The timber pest side reads an old, established, well-treed suburb. Long-standing gardens, fences and retained beds set against walls, damp paths on the older cottages, and the subfloor of a home still on stumps all give termites what they need, so we read subfloor, roof void and the ground around the home closely.
What you get is a plain reading of the particular home on its particular block, cottage or infill, quiet street or arterial, with the report inside 24 hours and the real defects separated clearly from the cosmetic.
We run the same two-scope visit across the area, including nearby Burswood and Carlisle.

Its density and its mix. The suburb runs from tightly-packed workers' cottages to heavy modern infill, and some homes front busy arterials, so the read depends on exactly which home you are buying.
The things that age in simple older stock: roofs and gutters near the end of their life, wet areas redone over the decades, original wiring where it survives, and the small additions a cottage collects.
Grouped dwellings and survey-strata homes, often on a battle-axe leg, get the modern read of waterproofing and roof plumbing, plus the density read of shared boundary and retaining walls and drainage between close dwellings.
It is worth its own note. We read for the effects of a busy-road frontage, and for any former shop or shop-top dwelling being sold as a home, which asks different questions from a house.
Not a problem so much as a shared responsibility. Retaining and dividing walls between close dwellings can carry shared costs, so we read them and flag what we see.
It can be. An old, well-treed suburb with mature gardens, fences and beds against walls, and cottages on stumps, gives termites cover and damp, so we read subfloor, roof void and the ground closely.
Yes. We read your dwelling and the elements it shares, so you understand both your own home and the shared structures that come with it.
Where a home still runs on original wiring or an old switchboard, we note it as a real future cost, because a tidy cottage can still be on tired services.
