Our inspection fees are flat. A one-bedroom villa and a four-bedroom double-storey pay the same price for the same inspection type, so you know the number before we have seen the property and there is nothing to renegotiate once we arrive. The building and timber pest inspection is a single fee of $616 including GST ($560 + GST) regardless of the size of the home, and the staged inspections on a new build are each a flat fee as well.
What does not change the price is what we find. We are not paid more for a clean report or less for a damning one, and it matters that this is true: an inspector whose fee depended on the result would have a reason to shade it. Ours does not.
The inspection itself, carried out against the relevant standard — AS 4349.1 for a building inspection, AS 4349.3 for timber pest. The written report, with every defect photographed, located and explained, delivered within 24 hours of the inspection on pre-purchase and pre-settlement work. And a phone call afterwards if you want the report talked through, because a defect list you do not understand is not much use under time pressure.
Specialist work the standard itself hands off: a structural engineer where the footings are in question, a licensed electrician for the wiring, a licensed asbestos assessor where sampling is needed. The report tells you when one of those is warranted and why, but arranging and paying for them is separate. An inspection that claimed to cover all of them would be an inspection that had not read its own standard.
