What we look for in Applecross, and why it differs from the suburb next door. 6.9 km from the CBD, 7.5 km from the coast, postcode 6153.

Applecross is blue chip now, but it did not start that way. Thomas Burke bought nine hundred hectares here in 1925 and sold it off as thousand square metre blocks across numerous estates. Those were affordable working class subdivisions. The land value came later.
That history explains the housing. There is 1920s and 30s character stock and mid century homes, then large modern prestige rebuilds. At the eastern end near Canning Bridge there is a cluster of high rise apartment towers. Four quite different inspections, sometimes within a few hundred metres.
On the older houses, solid construction of the period, timber floors in places, and a century of alteration to trace. On the prestige rebuilds, price does not guarantee quality. The finishes are usually excellent and the waterproofing, drainage and roof detailing behind them still need checking. On the towers it is a strata job, where concrete, membranes, facades and the levy position matter more than anything inside the lot.
Genuine Swan River frontage brings something people associate only with the coast. Salt laden air off the river is real, so delignification is a legitimate check on older tiled roofs here in a way it is not in inland Melville. Elevated river view streets around Point Heathcote add sloping sites, retaining and down slope drainage, while low foreshore blocks carry a water table and flood context.
Hundred year old gardens are the main driver. Blocks sold in the 1920s have had a century to accumulate buried timber, old stumps and garden beds banked against wall bases, and reticulation has kept that soil damp every summer since.
Prestige landscaping adds more. Raised planters against walls, paving built up over slab edges, pool surrounds, extensive decking and timber retaining on sloping view blocks. Each is a contact point or a concealed junction. On older houses with timber floors the subfloor is the priority, and on the towers the exposure sits in podium planters and ground floor courtyards rather than in the building itself.
A large house on a sloping river block takes time to cover properly, and doing it twice makes no sense. One attendance also puts one person across how water moves down the site, which on an elevated block with retaining explains both the structural findings and the pest ones. Knock down rebuild is constant, so building stage inspections earn their keep on large custom homes where waterproofing and drainage get covered early. Practical completion inspections follow at handover.
The high rise cluster brings apartment and strata inspections, including off the plan practical completion work. Dilapidation reports matter where demolition and excavation happen beside an established house, which in these streets is routine. We also do pre-settlement inspections and expert witness reports.
If you are buying an original Burke era house on a large block, get it inspected before you decide whether to renovate or rebuild. What the roof and the subfloor turn out to be usually settles that question, and it is better answered at offer stage than after settlement.

Applecross sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Applecross:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Melville Water Park and Ardross Park are the fixed points in Applecross. They matter to an inspection for an unromantic reason: they date the surrounding stock. The decade that built them is usually the decade that built the houses around them, and that decade decides what is in the roof, what is in the walls, and what the wiring looks like.
Ardross, Mount Pleasant and Booragoon sit on the same ground as Applecross, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Como is 2.5 km away but sits on the Bassendean dune system; Salter Point is 2.5 km away but sits on the Bassendean dune system; Manning is 2.8 km away but sits on the Bassendean dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.
