What we look for in Bedfordale, and why it differs from the suburb next door. 28.5 km from the CBD, 22.9 km from the coast, postcode 6112.

Bedfordale covers forty nine square kilometres and holds about three thousand people. That is genuinely rural density in a suburb of the metropolitan area, and it comes with consequences most buyers underestimate until they own one of these blocks.
No public transport serves the suburb at all, despite Armadale station being nearby. It is entirely car dependent, and on large hills blocks that means every trip, every delivery and every trade visit.
These are properties rather than houses. Septic systems. Bore or tank water. Long private driveways. Outbuildings that form part of what is being bought, and which no inspection of the dwelling will cover.
The terrain is Darling Range, so laterite and gravel over rock on sloping sites. Retaining, cut and fill platforms, and stormwater that has to be managed all the way down and off a property rather than simply released. Retaining is where the money goes wrong up here, and replacing a failed wall on a steep block with poor access costs several times the flat ground equivalent.
Bushfire exposure is high. Heavily treed Darling Range, long distances from services, and access that a fire appliance may or may not manage up a steep private drive. BAL requirements are practical questions here rather than paperwork. So is ember protection. So is defendable space.
Churchman Brook and Wungong Dam catchments cover part of the locality, and land in or near a public drinking water catchment carries constraints on what may be done with it. Check that before making plans.
Forty nine square kilometres holding three thousand people means most of this locality is not built on at all. That undeveloped bush is a permanent reservoir, and on a lot measured in hectares the house sits somewhere in the middle of it rather than at its edge.
So the boundary between habitat and building barely exists here. Exposure is not concentrated at a perimeter, it surrounds the dwelling, and the outbuildings scattered across a large block each represent their own contact point with the ground.
Subfloor and undercroft access on a steep site varies from generous to impossible, and we report which we managed. Agree the scope in writing beforehand, because on forty nine square kilometres of large lots the question of which structures are included is the one people assume rather than confirm.
Travel and property size make one combined attendance the only practical arrangement out here. It also puts one person across the slope, the drainage, the retaining and the timber. Reported under AS 4349.1 and AS 4349.3.
Check the catchment position early. Land in a drinking water catchment is constrained in ways that are not obvious from looking at it, and the information is public.
Buyers usually want the bore, tank and effluent system assessed as separate items. Building on scarp blocks warrants staged inspections while retaining and site works are open, since neither can be reviewed afterwards without digging it up again.
Walk the low corner of a hills block before buying. Water ends up there, retaining fails there first, and the view from the house tells you nothing about either.

Bedfordale sits on the laterite foothills of the Darling Scarp — lateritic gravel and clay over granite, with rock close to the surface and real slope. Slope is the defining feature. Cut and fill, split levels, and retaining walls are normal here rather than exceptional, and retaining is where the money goes wrong. Rock near the surface also means surface water runs rather than soaks.

Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Anne Hathaway's Cottage is the fixed point most people in Bedfordale navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
