Bertram is named after the family of a 1920s group settler who owned land here, brought out under the scheme that recruited British migrants to clear and farm the south west. It is small, around two thousand two hundred people, and it grew with the opening of the Mandurah rail line.
The housing is late 1990s and 2000s estate stock, mostly in Belgravia Central and similar releases, so it sits at fifteen to twenty five years old. That is a specific and often misunderstood age. The houses are past brand new, so the builder is long gone, but they are not old enough for owners to think of them as needing work.
In practice this is when the first round of services arrives. Hot water systems. Roof fixings and gutters. Shower waterproofing reaching the end of its life. None of it dramatic, and all of it easier to budget for than to discover.
Bertram is affordable by Perth standards and sells quickly, with a substantial investor and first home buyer market. Rental stock brings deferred maintenance, and quick turnover means some houses have had cosmetic work done to present well rather than to fix anything.
The ground is coastal plain sand over clay on former Peel Estate rural land, so drainage matters on the low pockets. Near the coast and the industrial area, salt is a minor factor and delignification sits low to moderate.
Fifteen to twenty five years is precisely the window in which two things coincide. The original chemical barrier reaches the end of its effective life, and owners stop thinking about termites because the house still feels modern.
Every house built here should have a durable notice recording the termite management system installed at construction. Find it, read the date, and work out whether anything has been done since. On most Bertram houses the answer will be nothing.
Then look at the perimeter, because twenty years of gardening buries it. Raised beds against walls. Mulch over weep holes. Paving built up across the slab edge. Alfresco areas and patios covering the junction. Reticulation keeping soil damp against footings each summer. On the low pockets the ground stays wetter and pressure rises accordingly.

Given the investor share, the inspection before settlement matters, because a tenanted house can present quite differently once furniture and occupants are gone.
Continued land releases mean handover inspections on newly completed homes and the follow up before the builder's liability period closes. Where a house has been quickly refreshed for sale, buyers usually want to know what is behind the new paint, and that is a reasonable thing to ask us to find out before they commit to a price.

Bertram sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Bertram:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Parmelia, Orelia and Kwinana Town Centre sit on the same ground as Bertram, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
