What we look for in Churchlands, and why it differs from the suburb next door. 7.6 km from the CBD, 2.1 km from the coast, postcode 6018.

Churchlands took its name from the Roman Catholic Church, which bought the land from the Trigg family in 1891. It stayed largely undeveloped, apart from the high school, well into the 1960s. What has happened since, and particularly since 2008, is the reason it inspects the way it does.
The former Edith Cowan University campus closed in 2008 and the land was redeveloped into premium residential estates. So a substantial share of the housing here is genuinely modern, built on a former institutional site.
That brings a specific set of questions. Fill, mostly. Made ground and demolition fill beneath new construction, since a university campus does not disappear without leaving something behind. Site classification and slab design on that fill. And whether handover defects were dealt with while the builder was still liable, which on a comparatively recent estate is a live question rather than a historical one.
Asking for the fill and remediation records is reasonable on redeveloped institutional land. The documentation exists.
Alongside that sit older pockets from the suburb's slower earlier development, so establish which you are looking at. The two share very little.
Herdsman Lake Regional Park runs along the eastern edge, which means a seasonal water table and drainage considerations on the lake-side blocks. Inland and lakeside, so ground water rather than salt is the story.
Herdsman Lake is the dominant factor. A major wetland on the boundary supplies permanent moisture, which is the one thing a subterranean colony cannot manage without, and retained vegetation along the park holds established colonies that will not be cleared.
Blocks toward the lake carry meaningfully more pressure than those further west.
On the modern estate housing there should be a durable notice recording the termite management system installed at construction. Find it, check the date, then check whether the landscaping added since has built up over the slab edge, which on premium blocks with extensive gardens happens readily.
On former campus land, imported fill is worth a thought, since fill of unknown composition can contain buried timber.
The ground under a Churchlands block informs both reports, whether that is lake-edge water table or campus fill. Assessing it once serves each. Reported under AS 4349.1 and AS 4349.3.
Get the remediation and fill records for any parcel on the former campus. It is a routine request, the paperwork exists, and it tells you what the slab is sitting on.
Premium modern estates mean handover inspections and the follow up before builder liability closes. Large homes bring upper floor structure, balcony waterproofing and roof access that needs arranging in advance. Where a block adjoins the regional park, buyers usually want that boundary considered specifically. Retained wetland is permanent, so both the water table and the habitat come with the property rather than being temporary conditions.
Older pockets in the suburb bring the usual mature-stock work, including staged inspections during renovation and condition records where a rebuild goes in next door.
Churchlands is a late-developing suburb, undeveloped well into the 1960s, and today it carries a substantial amount of modern premium stock, especially on the former Edith Cowan University campus land redeveloped after 2008. That means a large share of the inspections here are about new-build issues and estate-fill slab performance rather than the age-related failures you find in the older northern suburbs: newer large homes on made-up ground, where how the slab was founded and how the fill was compacted matters more than worn-out services. Establishing whether a given house is one of the newer estate homes or one of the older pockets is the first thing to sort out, because the two need completely different inspections.
The defining natural feature is Herdsman Lake Regional Park on the eastern edge. Blocks toward the lake sit on former lake and swamp margins, with a seasonal water table that behaves differently in winter than a summer inspection would suggest, so drainage, subfloor and slab-edge damp are the front-line concerns for lake-side properties. Inland and lake-side, Churchlands has salt and delignification low on the list; the ground and the lake water are the real story here, and on the newer stock it is the quality of the build and the behaviour of the fill that an inspection is really reading.
On the newer Churchlands stock the inspection is really a quality-of-build read rather than an age read. On an ex-ECU estate home we look at how the slab has performed on filled ground, checking for the differential movement and cornice cracking that poorly compacted fill produces, and we read the articulation joints that modern brickwork relies on. Roof plumbing, flashings and the sarking are checked because volume-build detailing is where corners get cut. On the older pockets and the lake-side blocks the emphasis shifts to the water table, with the subfloor, slab edge and site drainage read for the seasonal damp that Herdsman Lake's margins bring to the lower ground.
None of it is guesswork. Reading the stock above into an inspection, these are the checks the Churchlands pattern pushes to the top of the list:

Churchlands sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Churchlands:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Roman Catholic Church and Herdsman Lake Regional Park are the fixed points in Churchlands. They matter to an inspection for an unromantic reason: they date the surrounding stock. The decade that built them is usually the decade that built the houses around them, and that decade decides what is in the roof, what is in the walls, and what the wiring looks like.
Woodlands, Floreat, Glendalough and Innaloo sit on the same ground as Churchlands, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Wembley Downs is 1.8 km away but sits on the Quindalup dune system; Doubleview is 2.5 km away but sits on the Quindalup dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.


On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. At 2.1 km from the water, Churchlands sits inside the coastal-salt band — the band where coastal salt drives the defects. The fee concentrates on delignified battens, corroded ties and fixings, and the salt staining that starts inside the masonry, with the roof space taking the longest on a tiled roof past its first decade.
