What we look for in Cooloongup, and why it differs from the suburb next door. 39.2 km from the CBD, 3.3 km from the coast, postcode 6168.

Cooloongup is named after Lake Cooloongup, a salt lake that dominates the eastern side of the suburb. Together with Lake Walyungup and Lake Richmond it forms part of the Rockingham Lakes Regional Park. The suburb itself is inland, east of Rockingham. Was subdivided mainly in the 1970s.
A salt lake is a different neighbour. Fresh water behaves one way. Saline ground behaves another. On the eastern lake side blocks the ground is saline and seasonally wet, and saline groundwater is more aggressive to footings and below ground masonry than fresh water. That is salt attack from underneath, which is a different mechanism from the airborne salt that degrades coastal roofs, and it is easy to overlook because the suburb is not on the ocean.
So on the lake side, establish how high the water table sits and look at the base of walls and any below ground structure with that in mind. Seasonal wetness also affects drainage and slab performance.
The housing is 1970s onward brick and tile, now around fifty years old on the original stock, which puts services between a first and second cycle. Concrete tile roofs of that age need their fixings and roof plumbing assessed. Asbestos era materials are likely in anything unrenovated.
Cooloongup is affordable with a real rental share, so deferred maintenance and untraced renovations are common. Being inland of the ocean, atmospheric delignification is a lower priority than the ground conditions are.
The regional park bushland along the lake edge is the main driver. Permanent habitat. Continuous retained vegetation holds established colonies, and blocks backing onto the park face steadier pressure than interior streets.
Seasonally wet ground near the lakes supplies moisture, though the salinity itself does not deter termites in the way people sometimes assume. What matters to a colony is dampness and timber, and both are available here.
On fifty year old houses the original barrier stopped working decades ago and, on the rental stock in particular, very few have been renewed. The slab edge is usually buried under decades of paving, patios and garden beds, which removes exactly the junction we need to see.
On a single storey house both inspections cover the same perimeter, wet areas and roof space, so one attendance is the practical choice. On the lake side it also means one person assesses the ground conditions against both structural and pest implications. Reported under AS 4349.1 and AS 4349.3.
Where a property backs onto the regional park, buyers often want the boundary and any bushfire exposure considered alongside the inspection, since retained bushland brings both pest pressure and fire risk.
On tenanted houses the inspection before settlement is worth booking, because an occupied home and an empty one present differently. We also assess additions for approval, which on affordable stock with a long rental history are frequently undocumented.
If a block sits toward the lake, look at it after winter rain. The eastern side of this suburb tells a very different story in July than it does in summer.

Cooloongup sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Cooloongup:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Rockingham Lakes Regional Park and Rockingham Golf Club are the fixed points in Cooloongup. They matter to an inspection for an unromantic reason: they date the surrounding stock.
