What we look for in Erskine, and why it differs from the suburb next door. 69.3 km from the CBD, 0.3 km from the coast, postcode 6210.

Erskine was established in 1971 and runs as a narrow strip between two very different edges. Old Coast Road on the west, with Halls Head opposite. The Peel Inlet on the east. That shape means almost every property in the suburb sits closer to one of those than most buyers realise.
On the western side, a major highway. Traffic noise, heavy vehicle movement and the constancy that comes with a regional connector, all permanent conditions rather than occasional ones.
On the eastern side, estuary frontage. Low ground with a water table, estuarine damp working into brickwork and at wall bases, and foreshore context on the lowest parcels.
So establish where a block sits across that strip before anything else, because the two edges produce almost opposite problems and the middle ground behaves differently again.
The suburb was built in layers from 1971 onward, through the 1970s, 80s and 90s. That matters because the decades differ. A 1970s house here is around fifty years old with services either original or through one ageing replacement, while a 1990s one is thirty and only now reaching its first round.
Ground grades across the suburb too. Coastal plain sand toward the west, free draining, giving way to estuarine flats in the east where it holds water instead.
Estuarine rather than surf-coast exposure means salt-laden damp rather than the blasting a beachfront property takes, so delignification sits as a moderate check rather than the leading one.
The gradient across the suburb runs for pest exposure as well. Free draining sand in the west is unfavourable ground for a colony. Estuarine flats in the east hold moisture year round and are considerably more hospitable.
So pressure rises as you move east, and where a property sits matters more than the year it was built.
On the 1970s stock the barrier installed at construction is long finished and few have been replaced. Fifty years of garden has buried the slab edge under paving and beds in most cases.
On the eastern low ground a subfloor can be difficult to assess, and inlet-side timber in fencing, retaining and any foreshore structure sits in permanently damp ground.
Newer stock carries a durable notice recording what was installed, so find it and check the date.
Because exposure changes across an Erskine property, one inspector forming a single view of where it sits between highway and inlet is worth more than two separate opinions taken on different days. Reported under AS 4349.1 and AS 4349.3.
Establish the distance to both edges. How far from Old Coast Road, and how far from the water. Those two numbers between them explain most of what a report will say about a property here.
Fifty year old stock is now generating renovation, so staged inspections while a wall or floor is open are worth booking. On inlet-side blocks, look at the ground in winter if the timing allows, because estuarine flats present very differently after a month of rain.

Erskine sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Erskine:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Mandurah, Mandurah East, Halls Head and Falcon sit on the same ground as Erskine, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Dudley Park is 3.7 km away but sits on the Spearwood dune system; Coodanup is 5.0 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

At 0.3 km from the water, Erskine sits inside the coastal-salt band, in postcode 6210, the fee here is spent chasing salt. Chemical delignification in the tile battens, wall ties rusting inside the cavity, fixings going to lace where the sea air reaches them — on an older tiled roof the roof space is where most of the inspection time lands.
