What we look for in Golden Bay, and why it differs from the suburb next door. 53.5 km from the CBD, on the coast, postcode 6174.

Golden Bay was Peelhurst until 1985, and the ruins of Thomas Peel Junior's homestead from around 1860, never completed, still sit in a heritage reserve here. The modern suburb is a 2000s coastal estate of roughly two thousand two hundred dwellings. What makes it distinctive is the ground.
Golden Bay is built across a high parabolic dune system. Small foredunes, sand cliffs and blowouts near the coast, giving way to large parabolic dunes ingressing inland.
That is significant dune terrain, not gentle coastal sand. Elevated sites. Sloping ones. Retaining and cut and fill platforms, and drainage that has to work down a gradient rather than soak in where it lands. On the steeper lots, sand movement and site stability are genuine considerations rather than theoretical ones.
Underneath, buried and partially exhumed limestone reefs run through parts of the suburb. Limestone at or near the surface changes how footings were formed and appears without warning in excavation, so a property can sit on sand at one corner and rock at another.
Where a house shows differential movement, that variability is worth considering before workmanship.
The stock is largely 2000s onward, so the questions are handover defects, whether they were rectified while the builder was liable, and whether the defect liability window remains open on the newer parts.
Genuine Indian Ocean coast means full salt on the exposed blocks. Delignification on anything past a decade with a tiled roof. Corrosion at fixings and flashings. Coastal grade hardware worth verifying rather than assuming, because inland grade fails fast in this air.
Free draining dune sand sits at the low end of termite pressure, and that is the honest position here.
Where risk arises it comes from what has been added. Retaining on sloping dune lots puts timber into the ground in quantity, and on this terrain there is a great deal of retaining. Decking and pergolas degrade quickly in coastal air. So does fencing. All of it gets replaced in stages, so untreated timber is generally somewhere on a property.
Reticulation on a slope creates damp pockets where the ground flattens, and those local wet spots matter more than the general soil type does.
Every home carries a termite management system with a durable notice recording it. Find it, check the date, then look at whether landscaping has built up over the slab edge since handover.
On a dune block the retaining and the drainage inform both reports, and reaching the perimeter and roof on a sloping site is most of the work either way. Reported under AS 4349.1 and AS 4349.3.
Ask what the footings bear on. Sand and limestone reef behave quite differently, and on this ground a single property can easily have both under it.
Estate construction continues, so handover inspections and the check before builder liability expires are regular work. Condition records apply where building starts on a neighbouring lot, and on dune terrain excavation next door affects more than the block being dug.

Golden Bay sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Golden Bay:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Secret Harbour, Singleton, Lakelands, Madora Bay and Port Kennedy sit on the same ground as Golden Bay, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Karnup is 2.8 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

Right on the coast in Rockingham, in postcode 6174, the fee here is spent chasing salt. Chemical delignification in the tile battens, wall ties rusting inside the cavity, fixings going to lace where the sea air reaches them — on an older tiled roof the roof space is where most of the inspection time lands.
