What we look for in Hamersley, and why it differs from the suburb next door. 12.1 km from the CBD, 5.3 km from the coast, postcode 6022.

Hamersley was built in the late 1960s and 70s as the state government's answer to rising metropolitan land prices. Former remote bushland, turned into an estate. It also has a 180 metre ABC radio tower in the south east, built in 1939, with an exclusion zone of retained bushland around it.
The suburb splits cleanly west to east. The western section is 1970s single storey, developed first. Eastern Hamersley is more recent and holds a large proportion of two storey homes.
That distinction does real work. A 1970s single storey house is fifty years old, into a first to second maintenance cycle, with concrete tile roofs and services either original or once replaced. A newer two storey home brings upper floor structure, stair construction, balcony waterproofing and roof access that needs arranging in advance.
Establish which half you are in.
Government estate stock of the 1970s is consistent brick and tile, which makes the western section predictable. The same problems recur, and knowing the standard build tells us where to look before we arrive.
Lots are around 750 square metres, generous enough that subdivision is now happening in places. Six kilometres from the ocean and inland in character, so salt and delignification sit low on the list.
The radio tower exclusion zone is the local factor. It is an unusual one. Land kept clear around broadcast infrastructure is retained bushland, permanently, which means habitat that will not be cleared sitting inside the suburb rather than beyond its boundary.
Blocks along that edge carry steadier pressure than the interior streets.
Everything else follows the age. On the 1970s western section the original barrier has long stopped working and few have been renewed. Fifty years of garden has built up against wall bases and buried the slab edge under paving and beds. On the newer eastern housing there should be a durable notice recording the system installed at construction, and on the older of those it has now run its course.
On a two storey house arranging safe roof access once rather than twice is a genuine saving, and on the single storey stock the perimeter and roof serve both inspections anyway. Reported under AS 4349.1 and AS 4349.3.
Generous 1970s lots are subdividing, which brings handover inspections on new rear dwellings and condition records for the original house while the excavation happens beside it.
Where a block adjoins the tower's bushland exclusion zone, buyers usually want that boundary considered specifically. Retained vegetation brings pest pressure and, depending on the extent, some fire consideration to the same edge. It is permanent, because the clearance exists for reasons that have nothing to do with housing and will not change to suit an owner.
Two storey stock in the east also brings balcony waterproofing into the picture. On a house of any age that is a common failure point, and an expensive one, because the repair usually means lifting the finished surface to reach the membrane underneath.
Hamersley splits cleanly in two, and knowing which side you are on sets the inspection. Western Hamersley was developed first and is 1970s single-storey stock, consistent brick-and-tile of that era now around fifty years old and into its first-to-second maintenance cycle. Eastern Hamersley is newer two-storey housing. Establishing which side and era a house belongs to tells you immediately whether you are inspecting fifty-year-old government-estate stock with aged services or more recent construction with a different set of concerns.
Two local features are worth noting. A 180-metre ABC radio tower with a bushland exclusion zone sits in the south-east, so reserve-edge blocks there carry termite pressure from the adjoining vegetation, and proximity to a high-power AM transmitter is a known local consideration. Six kilometres from the coast, salt and delignification are low priority. The Hamersley picture is essentially about which half of the suburb a house sits in, the maintenance cycle of the 1970s stock on the western side, and the reserve-edge pest pressure near the transmitter zone.
On the western, 1970s side that means a fairly set list: an aged switchboard and wiring, a hot water system near or past its life, concrete-tile roofs whose pointing and fixings want checking, and wet areas whose original waterproofing is well beyond a membrane standard. On the newer eastern two-storey homes the emphasis moves to upper-floor framing and support, stair and balcony detailing, and the larger roof and wall area those homes present. On the reserve-edge blocks near the exclusion zone in the south-east, the subfloor and perimeter are read for the termite pressure the adjoining bushland brings, and the timber in the roof space and subfloor is checked for the borer and decay that reserve-edge damp can encourage.
None of it is guesswork. Reading the stock above into an inspection, these are the checks the Hamersley pattern pushes to the top of the list:

Hamersley sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Hamersley:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Balcatta, Warwick, Balga, Gwelup, Girrawheen and Westminster sit on the same ground as Hamersley, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
