Haynes did not exist before 1 April 2008, when it was formed out of Brookdale alongside Hilbert. It has been built out since. There is a small oddity worth knowing: the Haynes Shopping Centre is named for the suburb but sits in the adjacent locality of Armadale.
Essentially all the housing here is recent estate construction, so the inspection is a new-build one. Handover defects. Whether they were rectified while the builder was still liable. Whether the defect liability period remains open, which on a suburb built this recently it frequently does.
Estate housing built to a price point deserves attention on the elements typically specified to minimum standard. Roof plumbing and flashings. Wet area waterproofing. Insulation coverage. Frame fixing details. None of that is a scandal, it is what a price point means, and it is worth checking rather than assuming.
The district structure plan covering this area identifies a high water table as a planning challenge. That is documented rather than inferred, and it affects slab performance and drainage on the lower parcels. Where a block sits within that pattern is worth establishing.
Haynes sits within the Wungong Urban Water Master Plan growth area, and local centres are still being established for an emerging population. So day-to-day amenity is currently provided by neighbouring suburbs, and the nearest station is at Armadale. That is a lifestyle fact rather than a defect, and worth understanding before buying on the assumption that everything is close.
A documented high water table is the driver. Moisture is the one condition a subterranean colony cannot manage without, and here the ground supplies it rather than a leaking pipe.
On the lower parcels a slab edge can sit in soil that stays damp well into summer. That is meaningfully different from a free draining sandy estate, and it is why this suburb deserves a proper pest inspection rather than a nominal one despite the age of the housing.
The barrier will be documented. That is the easy part, and the notice should be with the house paperwork.
The harder part is that a barrier only works where it can be seen to work. On wet ground the slab edge is the line that matters, and if it has gone under soil or paving there is no way to inspect the one thing protecting the building. In a suburb where every garden went in at once, that has usually already happened.

Check whether the defect liability period is still running before anything else. On a house built in the last decade that single fact decides who pays for what.
Watching a build at its stages is worth more than inspecting it at the end, because the slab and the frame are only visible once. Where a finished home now sits beside a lot about to be built on, and in this suburb that describes most of them, a dated record of your walls beforehand is the thing that settles arguments later.

Haynes sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.

Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.

Well inland at 15.4 km from the coast, out in Gosnells, coastal salt is not the first thing an inspection in Haynes chases.
