What we look for in Henley Brook, and why it differs from the suburb next door. 19.9 km from the CBD, 21.2 km from the coast, postcode 6055.

Henley Brook holds All Saints Church, the oldest church in Western Australia, and on its western edge some of Perth's newest housing estates. That span is the defining fact about the suburb, and it means two completely different kinds of inspection within a few kilometres.
On the valley side the picture is rural and historic. Swan Valley flats mean alluvial silts and clays with a seasonally high water table, which makes slab performance, footing movement and drainage the structural questions. Older properties come with agricultural outbuildings that need assessing or explicitly excluding.
On the estate side it is new build territory. Different questions entirely. Handover inspections while defects are still the builder's responsibility. A further inspection before the defect liability period expires, which owners routinely forget. Site classification and imported fill on young slabs, then drainage. All of it matters more on reactive valley ground than it would on sand.
The Swan Valley Protection Act 1995 constrains land use across the valley, and Henley Brook sits near the boundary between protected valley land and the growth corridor. Confirm which side of that line a property falls on, because it governs what may be done with it.
Valley ground holds moisture, so pressure here is higher than in the sandy suburbs west of the river, and both halves of the suburb feel it differently.
On rural parcels the exposure is spread across the site. Old sheds on soil, fence and trellis posts set into irrigated ground, stacked timber and buried remnants of past cultivation. On the newer estates it concentrates at the slab edge, and the question is whether landscaping has bridged the termite management system installed at construction. Every new house should have a durable notice recording it.
Where an old dwelling sits on a timber floor over valley clay, the subfloor is the priority and can be damp enough to make access difficult. We report where ours stopped.
Whichever side of the suburb you are buying in, the same ground and the same drainage drive both inspections. On a rural holding the combined visit is also the only practical way to cover a large site. On a new estate house it means the slab edge is assessed once by someone looking at drainage and pest exposure together. Reported under AS 4349.1 and AS 4349.3.
Estate construction dominates, so building stage inspections at slab, frame and lock up are common, along with practical completion inspections at handover. Dilapidation reports apply where new building adjoins established rural property, which along the growth corridor boundary happens constantly.

A suburb straddling that line generates more of those disputes than most. If you are buying near the boundary, get the position confirmed in writing rather than relying on what you were told at the home open.

Henley Brook sits on the Guildford Formation — alluvial clay and sandy clay laid down by the Swan and Canning systems. This is the reactive ground. Clay here shrinks and swells with moisture, which is what puts stepped cracking through brickwork and takes doors out of square between seasons. Articulation joints matter on these sites, and a great many older houses do not have them where a current standard would want them.
What that means in practice, on a house in Henley Brook:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Aveley, Brabham, Belhus, Ellenbrook and Herne Hill sit on the same ground as Henley Brook, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Whiteman is 4.5 km away but sits on the Bassendean dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.


On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. Well inland at 21.2 km from the coast, out in Belmont - Victoria Park, Henley Brook is far enough from the water that salt takes a back seat. The same fee goes into footings, drainage and the ground movement typical inland, and the tiled roof is checked for delignification only near heavy traffic.

At 21.2 km inland, Henley Brook carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
