What we look for in Koongamia, and why it differs from the suburb next door. 17.7 km from the CBD, 25.4 km from the coast, postcode 6056.

Koongamia was built in the 1950s on what had been the Greenmount Picnic Reserve, developed by the State Housing Commission. The suburb deliberately retained much of that reserve character. It still shows. In 2003 the housing and streetscapes were upgraded under the Department of Housing's New Living programme.
Two dates matter here, and the gap between them is the thing to establish.
The original stock is 1950s government housing, so asbestos era materials are likely in anything untouched and services of that vintage are long superseded. The 2003 upgrade programme renewed housing and streetscapes, but not uniformly and not everywhere.
So the question on any Koongamia house is which category it falls into. Upgraded under New Living, or sold as it stood. Two houses of identical original design on the same street can now be in quite different condition, and the difference is not obvious from the footpath.
Look for renewed services against original ones. Replaced roofing against 1950s fabric. Modern wet areas against seventy year old plumbing.
The picnic reserve origins left mature trees and open space through the suburb, which is genuinely pleasant and brings root activity near seventy year old drainage along with limb loads over roofs.
Koongamia sits at the foot of the Darling Scarp below Greenmount, so the upper side has sloping ground with retaining and downhill stormwater.
Retained reserve vegetation is the local driver. It stays put. Mature trees and open space kept through a suburb means habitat within it rather than beyond its boundary, and blocks against that vegetation feel it.
Mature trees also find drainage. On seventy year old clay lines with established roots nearby, a cracked or displaced pipe creates a permanently damp patch of ground that nobody notices for years, and that is what turns an ordinary property into an attractive one.
On the original 1950s stock the barrier is absent rather than expired, since houses of that period frequently had nothing. Where the New Living upgrade renewed a property, it is worth asking whether a termite management system was installed as part of that work and whether a durable notice exists.
On the sloping upper side, timber retaining holds damp soil against structure.
Drainage is the shared subject in a suburb with this many mature trees. The root damaged line that concerns a building inspector is the same line keeping ground damp for a colony. Reported under AS 4349.1 and AS 4349.3.
Ask whether the house was part of the 2003 upgrade. The seller or the agent will usually know, and it saves a great deal of guessing about what has actually been replaced.
If a property has large trees close to the house, get the drains camera surveyed. On lines of this age with mature roots nearby, the honest answer to when it was last done is usually never, and the survey costs a fraction of the repair.
On the sloping upper side, staged inspections during any retaining work are worth having while it is still open.

Koongamia sits on the laterite foothills of the Darling Scarp — lateritic gravel and clay over granite, with rock close to the surface and real slope. Slope is the defining feature. Cut and fill, split levels, and retaining walls are normal here rather than exceptional, and retaining is where the money goes wrong. Rock near the surface also means surface water runs rather than soaks.
What that means in practice, on a house in Koongamia:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Greenmount, Boya and Helena Valley sit on the same ground as Koongamia, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Bellevue is 1.7 km away but sits on the Guildford Formation; Bushmead is 2.2 km away but sits on the Guildford Formation; Midvale is 2.5 km away but sits on the Guildford Formation. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. Well inland at 25.4 km from the coast, out in Kalamunda, the inland setting changes what the fee buys in Koongamia: footing and slab movement, drainage and the reactive soils of the South East belt come first, and coastal delignification is a lower priority away from the arterial corridors.

At 25.4 km inland, Koongamia carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
