Kwinana Town Centre is not really a housing suburb. It is three large city blocks holding the Kwinana Marketplace, the recreation and aquatic centres, the police station and the civic buildings, with one block retained as bushland. Traditional detached housing is minimal.
So the first thing to establish is what a property actually is. Residential purchases here are generally part of the revitalisation, including the Cassia Glades development, and that means newer higher density housing rather than houses on blocks.
For a townhouse or apartment the priorities change entirely. Common property. Waterproofing membranes. The building envelope. Fire and acoustic separation between dwellings. And the strata records, because what a scheme has spent and what it has postponed will reach you through levies no matter which lot a defect sits in.
On newly completed stock the questions are handover defects and whether the builder's liability period is still open. On a strata purchase that liability may sit with the scheme rather than with you individually, which is worth understanding before something is found.
A civic and retail centre also means the everyday context of one. Traffic, deliveries, evening activity and parking pressure are permanent features rather than temporary inconvenience. Inland of the coast, salt and delignification are a low priority here.
Modern higher density housing on concrete sits at the lower end of termite exposure, and it is worth saying so plainly rather than overstating the risk.
Where risk does arise it concentrates in a few places. Ground floor lots where landscaping sits against the structure. Courtyard gardens and planter boxes that keep soil permanently damp against walls. Timber decking and pergolas in private courtyards. The retained bushland block within the centre supplies habitat close by.
In a strata scheme, responsibility for termite management usually rests with the body corporate rather than the individual owner, so the useful questions are what system exists, when it was last inspected, and what the minutes say about it. Ask before you buy rather than after something is found.
For a ground floor or courtyard lot the two inspections examine the same landscaping and the same slab edge, so one attendance makes sense. Higher up, the combined visit mainly saves arranging access twice through a building manager. Reported under AS 4349.1 and AS 4349.3.
