What we look for in Lake Coogee, and why it differs from the suburb next door. 20.8 km from the CBD, 0.3 km from the coast, postcode 6166.

Lake Coogee was established on 30 March 2020, when the City of Cockburn split the suburb of Munster and the north-western part became its own place. The name is new. The district is not. It has been settled since the 1870s, as South Coogee, making it one of the earliest European-settled parts of Western Australia.
Housing occupies the eastern and northern shores of the lake, so a large share of properties here sit on lakeside ground. Low, with a water table that moves seasonally, and drainage that has to work rather than merely exist.
A February inspection flatters ground like that. July is the version you buy.
There is a second local factor worth stating plainly. A water treatment plant operates on the western shore, with sewage pipes carried across a footbridge. That is a permanent piece of infrastructure in the suburb, and proximity to it is something to establish and consider rather than discover after settlement.
The early settlement history left real fabric. Remains of 1880s pensioner guard cottages exist in the district, and genuinely old buildings need assessing on their own terms. Solid walls with no damp proof course. Timber floors. A century and a half of alteration.
So despite the 2020 name, the stock spans early settlement through to modern housing, and dating a specific property is the necessary first step rather than a formality.
Lakeside ground supplies moisture year round, and moisture is the single condition a subterranean colony cannot manage without. The shoreline blocks sit at genuinely elevated pressure.
On low ground a subfloor can be damp and tight enough to make full inspection difficult. We report where access stopped rather than implying we saw the lot.
Lake margin vegetation holds established colonies close to housing, and it is retained rather than temporary.
On the oldest fabric there is no barrier at all, because most of it predates the practice entirely. On modern housing there is a durable notice recording what was installed, so find it and check the date, then check whether landscaping has built up over the slab edge since.
Water drives both reports on a lakeside block, so one assessment of how wet the site actually gets serves each of them. Reported under AS 4349.1 and AS 4349.3.
Establish where a property sits relative to the lake and to the treatment plant. Both are permanent features of this suburb and neither is going to change to suit an owner.
On genuinely old buildings, the useful work is often establishing what a structure actually is beneath a century of alterations, because that determines what any repair will cost. Newer housing brings handover inspections and the follow up before builder liability closes.
One practical suggestion. Ask when the suburb boundary changed for a particular address, because titles, approvals and older records may still say Munster and that catches people out at settlement. Worth confirming early.

Lake Coogee sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Lake Coogee:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Coogee, Beeliar, Spearwood, Munster and North Coogee sit on the same ground as Lake Coogee, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Yangebup is 2.2 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.



On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. At 0.3 km from the water, Lake Coogee sits inside the coastal-salt band — the band where coastal salt drives the defects. The fee concentrates on delignified battens, corroded ties and fixings, and the salt staining that starts inside the masonry, with the roof space taking the longest on a tiled roof past its first decade.
