What we look for in Madora Bay, and why it differs from the suburb next door. 58.9 km from the CBD, on the coast, postcode 6210.

Madora Bay was first named in 1960, as Madora Beach Estate, and the early buyers were on their own. No services. They secured water through rain tanks and wells, dealt with sewage through septic tanks, and made their own arrangements for power. That self-serviced start still shows up in the ground.
Where a property dates from that era, old bores, wells, tanks and septic systems may still be present even where the house has since been connected to mains services. Decommissioned rather than removed is the usual outcome, and a filled or collapsed tank under a lawn is a genuine ground consideration.
Ask what happened to the original systems. Owners of long-held properties frequently know.
The stock spans three generations. 1960s self-serviced beach shacks, some still standing. Later coastal estate housing. Modern beachfront rebuilds, since land values here now support replacement.
Those need entirely different inspections, so establishing the era comes first.
Madora Bay is the northernmost suburb of Mandurah, and a hundred and twenty metre rural buffer strip on its northern edge maintains a physical separation from Rockingham. That buffer is worth knowing about because it shapes what can happen on that boundary.
Full coastal exposure applies. Delignification on any older tiled roof, corrosion at fixings and flashings, and limestone footings on some of the oldest western stock, which weather and lose mortar in ways concrete does not.
Coastal limestone and dune sand keep general pressure moderate. The exposures here are specific.
Old septic systems are one. A decommissioned leach drain keeps a patch of ground damper than its surroundings for years after it stops being used, and that is exactly the sort of local wet spot a colony establishes on.
The 1960s shacks are another. Lightweight timber sitting close to the ground with subfloor ventilation that was modest when built and usually reduced by later enclosures.
Limestone footings weather into voids that give concealed routes up to the timber above, so a footing that looks solid can hold pathways nobody can see.
Coastal timber in fencing and retaining degrades quickly and gets replaced in stages.
On an original shack the subfloor answers both questions at once, and where footings are limestone one inspector assessing the stone and the pathways through it beats two separate views. Reported under AS 4349.1 and AS 4349.3.
Ask about the old services. On a property with self-serviced origins the well, the tank and the septic all had to go somewhere, and knowing where matters for excavation as much as for the ground.
Modern rebuilds bring handover inspections and the check before builder liability closes. On beachfront work, coastal grade fixings and flashings are worth verifying rather than assuming. Inland grade fails fast here.
The northern buffer strip is worth a look too. It is rural land rather than a park, and what happens on it is governed by zoning rather than by anyone's preference.

Madora Bay sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Madora Bay:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Lakelands, San Remo, Meadow Springs, Singleton and Silver Sands sit on the same ground as Madora Bay, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Parklands is 3.1 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.



On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. Right on the coast in Mandurah, and salt does the damage this close to the water. The flat fee buys a hard look at the tile battens for delignification, at the wall ties and metal fixings for corrosion, and at the rust bleed through render that looks cosmetic and is not. The tiled-roof void is the priority. Madora Bay is 58.9 km from the Perth CBD, out toward the Peel end of the area, and the flat fee still applies with no distance loading.
