Mandurah North sits less than a kilometre from the ocean, north of the town centre toward the beach strip, and it carries a high delignification rating to match. This is genuine coastal exposure and the inspection should treat it that way.
Delignification of roof timbers is the priority check. Salt laden air has been working on the battens and rafters for as long as the house has stood, and on an older tiled roof that has never been re-battened the timber can be well degraded while the tiles above it look perfectly sound from the street.
Corrosion runs alongside it. Fixings first, then flashings. Fixings, gutters, flashings and external metalwork all wear faster here, and wind driven rain hits exposed elevations hard. Maintenance history matters more in this environment than almost anywhere, because salt punishes deferred upkeep faster than anything else.
Underfoot it is coastal dune sand over limestone. The sand drains freely, but limestone sits close to the surface in places, which shapes how footings were formed and means the oldest homes may be founded on rock. Blocks nearer the dune line can carry slope and sand stability considerations.
As part of established northern Mandurah near the beach, the stock is mixed. Older beach era homes alongside later infill and unit development. So the opening questions are whether a property is a house or a strata lot, and which era it belongs to. Coastal apartments bring their own agenda, with concrete spalling the headline concern in a salt environment like this.
Coastal sand suburbs sit at the lower end of termite pressure compared with the wetter inland belt, and it is worth saying so plainly rather than overstating the risk.
Where it does arise, it concentrates in predictable places. Timber, and damp. Timber in ground contact is the main one, and on exposed coastal blocks that timber deteriorates quickly and gets replaced piecemeal. Fencing. Decking. Retaining. Pergolas. Each replacement puts fresh food into damp sand. Reticulation in free draining sand creates locally damp pockets that would not otherwise exist. On older houses any original barrier is long finished, and on newer stock the durable notice should record what was installed.

Coastal strata is a significant part of the work here. Concrete leads. Apartment and unit inspections near the beach, where concrete condition, membranes and what the scheme has spent are the questions that matter.
