What we look for in Mandurah, and why it differs from the suburb next door. 67.3 km from the CBD, 1.2 km from the coast, postcode 6210.

Mandurah is Western Australia's second most populous city, with a central business district on the estuary that drains the Peel Inlet and Harvey Estuary, one of Australia's largest inland waterway systems. It grew from holiday communities into a regional city, and the housing records every stage of that.
The era range here is as wide as anywhere in the state. Old holiday shacks. Post-war housing. 1970s onward suburban stock. Canal estate homes. Foreshore high-rise and marina apartments.
Five categories with almost nothing in common. Dating a property is the whole basis of the inspection.
Waterfront and canal-edge properties need particular care. A canal lot is engineered ground, which brings revetment and retaining walls, a tidal water table, and structures that came with the property and now belong to whoever owns it. Establish maintenance responsibility in writing before purchase, because marine-grade repairs are expensive and the answer is rarely what buyers assume.
The high-rise and marina apartments are strata, and in a coastal building concrete condition leads. Salt reaching reinforcement causes spalling that breaks concrete apart, and that sits in common property. What a scheme has spent, and what it has postponed, arrives through levies regardless of which lot the defect is in.
The ground is south-west dune sand, infertile and with poor water retention, with limestone outcrops to the north along the rail line. Free draining, but limestone near the surface affects footings and turns up in excavation.
Coastal exposure on the ocean side. Estuarine damp on the inland side. Both, in a city this size.
Dune sand keeps general pressure moderate, and the estuarine side raises it. So where a property sits matters more than the year it was built.
Canal edges are the specific exposure. Timber in permanent contact with wet ground, often below the waterline, often decades old.
The old holiday shacks are the vulnerable building type. Lightweight timber close to the ground, subfloor ventilation that was modest when built and reduced further by whatever got enclosed later, and no barrier worth the name.
In apartment stock the exposure moves to podium planters and ground floor courtyards, where responsibility generally rests with the scheme rather than an owner.
Coastal and estuarine conditions both shorten the life of external timber, so replacement happens piecemeal and untreated timber is usually in the ground somewhere.
On a canal lot the revetment matters to both reports. On a shack the subfloor answers both questions. In an apartment, one set of access arrangements through a manager serves each. Reported under AS 4349.1 and AS 4349.3.
Coastal strata is a large share of the work, where concrete condition and the scheme's spending record decide whether an apartment is a sound buy. A tidy lot in a building carrying a deferred facade repair is a bill that has not arrived yet.
On canal properties, get the revetment responsibility set out before you sign. On the older stock, buyers intending to renovate want the asbestos position understood before setting a budget.

Mandurah sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Mandurah:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Dudley Park is the fixed point most people in Mandurah navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
Mandurah East, Halls Head, Erskine and Mandurah North sit on the same ground as Mandurah, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Dudley Park is 1.0 km away but sits on the Spearwood dune system; Coodanup is 2.7 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.



On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. At 1.2 km from the water, Mandurah sits inside the coastal-salt band, and salt does the damage this close to the water. The flat fee buys a hard look at the tile battens for delignification, at the wall ties and metal fixings for corrosion, and at the rust bleed through render that looks cosmetic and is not. The tiled-roof void is the priority. Mandurah is 67.3 km from the Perth CBD, out toward the Peel end of the area, and the flat fee still applies with no distance loading.
