Mardella covers sixty four square kilometres and holds fewer than four hundred and fifty people. A significant proportion of them are engaged in farming. This is genuinely farmed land rather than rural in appearance, and the Serpentine River flows through it.
Working farmland changes what a property inspection is. The dwelling is one part of it and frequently not the most valuable part.
Sheds, machinery storage, stockyards, dairies and workshops all form part of the purchase. They need assessing in their own right or explicitly excluding from the report, and on a working holding they are frequently worth more than the house. Settle in writing which structures are included before anyone attends, because that is the question people assume rather than confirm.
Sixty four square kilometres holding under four hundred and fifty people means unsewered properties on septic or aerobic treatment systems, bore or tank water, and long private driveways. Those are part of what is being bought and none of them is covered by looking at a house.
The Serpentine River is the other defining fact. Riverine flooding is a genuine consideration on the low parcels, so flood mapping for the specific holding matters, along with floor levels against recorded heights and physical evidence of past inundation.
Nearly twenty kilometres inland, so salt and delignification play essentially no part here. Fire, water and timber do.
On a working farm the exposure spreads across the entire holding, and the buildings that matter most are rarely the one people live in.
Old sheds sitting directly on soil. Stockyards and fence lines with posts driven into ground across kilometres of boundary. Hay and feed storage that holds moisture. Stacked timber and disused equipment that has not moved in years. Windbreaks and remnant vegetation holding colonies close to buildings.
Irrigation and stock water keep ground damp through summer when surrounding land has dried.
River flats supply permanent moisture on the low parcels. On the dwelling itself, older rural houses on timber floors put the subfloor first, and barriers are generally absent rather than expired.
Walking a working farm properly takes most of a day once the outbuildings and services are included, and the travel is real. Doing it twice makes no sense. Reported under AS 4349.1 and AS 4349.3.
Buyers want the bore, the treatment system and the farm structures assessed as specific items. None is covered by assumption and all are expensive.
Flood mapping is worth obtaining for any holding near the river, because it affects what can be built, what insurance costs, and how a wet winter behaves. On working properties, disputes usually concern access easements, boundaries, or a structure that turned out never to have been approved. We prepare reports on those.
Before making an offer, walk the boundaries. On sixty four square kilometres of farmland, what has accumulated along a back fence over decades tells you a great deal that the house never will.

Mardella sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.
What that means in practice, on a house in Mardella:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Serpentine, Cardup, Oldbury and Casuarina sit on the same ground as Mardella, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Mundijong is 4.3 km away but sits on the Guildford Formation; Whitby is 6.5 km away but sits on the Guildford Formation. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.
