Melville gives the City its name, taken from Melville Water on the Swan. Settlement here was minimal until the 1890s, held back by isolation and by the limitations of the swampy foreshore. That last detail is still relevant to anyone buying on the low ground.
Historic swampy foreshore means the low ground near the river can carry a high water table. Soft and organic soils too. Those are genuine footing considerations, and where a house shows movement on a low block the ground is the first place we look. Drainage that copes in February may not in August. Check in winter.
Growth was gradual from the late 1800s into the early 1900s, and the suburb has kept filling in ever since. The result is a very wide era range, from early 1900s stock through interwar, post war and mid century to modern renovation. There is no typical Melville house, so dating the specific property is the necessary first step rather than a formality.
The suburb is near the river but largely set back from it, so salt is a moderate rather than leading consideration. On the northern blocks closer to the water, delignification is still worth checking in an older tiled roof. Established and gentrifying, there is steady renovation and extension activity to trace for approvals.
The swampy origins matter here too. Ground that was marginal for settlement in the 1890s because it held water is ground that holds moisture now, and moisture is what governs subterranean colony activity.

Melville sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
