Mundaring is the service centre for the surrounding hills. That shapes it. The townsite was gazetted by June 1898 when the Mundaring Weir branch railway was routed from it, and the district got a substantial boost when the Goldfields Water Supply Scheme was completed in 1903. It is the seat of the shire.
Being a town centre rather than a purely residential locality gives Mundaring a mix unusual for the hills. Shops and shire offices concentrate on and around the Great Eastern Highway, along with schools and services, so there is commercial and mixed use property alongside houses, and some higher density stock near the centre.
The highway is the other defining feature. Freight runs it constantly. It carries freight to the interior, so properties near it take heavy vehicle noise and engine braking as well as commercial neighbours. Interior streets are considerably quieter, and the difference between the two is substantial.
One thing worth confirming rather than assuming. Because this is a town centre, some properties are connected to services that outlying hills blocks are not. Do not assume scheme water and sewer, and do not assume septic and tank either. Establish what the specific property actually has, because it changes both the running costs and what can be built.
The scarp setting brings granite and laterite near the surface. Sloping sites with retaining and cut and fill. Genuine bushfire exposure requiring a BAL assessment.
Forest on the surrounding hills means steady termite pressure, and the town centre location does not change that. Colonies do not respect a zoning boundary.
What does vary is the housing. Older timber framed hills homes on stumps sit at the higher end of risk. The subfloor is the priority. Slab built homes shift the focus to the perimeter and slab edge, particularly where terracing and garden beds have been built up against the wall on a sloping block. Commercial and mixed use buildings bring concealed spaces, suspended ceilings and service voids that limit what a visual inspection can reach, and we report those limits.
Septic and leach systems on many properties keep ground permanently damp nearby. Firewood, timber retaining and fencing all add contact points.
Travel time to the hills is the practical argument, and it applies here as it does across the district. Beyond that, on a sloping block the drainage, the retaining and the timber are connected, and one inspector seeing all of it produces a coherent report. Reported under AS 4349.1 and AS 4349.3.
As a service centre the suburb generates commercial and strata work alongside residential inspections. Building stage inspections matter on hills blocks where retaining and drainage get covered early, and practical completion inspections follow at handover.
Dilapidation reports apply near the highway and around construction. Expert witness reports concern retaining, stormwater and boundaries, as they do across the scarp. Pre-settlement inspections apply throughout.
If a property here is on septic, ask when the system was last pumped out and whether it has ever been assessed. On a sloping clay block a failing leach drain is both an expensive repair and a health issue, and it is not something a visual inspection can fully answer.

Mundaring sits on the laterite foothills of the Darling Scarp — lateritic gravel and clay over granite, with rock close to the surface and real slope. Slope is the defining feature. Cut and fill, split levels, and retaining walls are normal here rather than exceptional, and retaining is where the money goes wrong. Rock near the surface also means surface water runs rather than soaks.
What that means in practice, on a house in Mundaring:
