What we look for in Munster, and why it differs from the suburb next door. 22.6 km from the CBD, on the coast, postcode 6166.

Munster is defined by its neighbour. The Cockburn Cement works sits within it, and the buffer around that operation restricts residential development across the locality. In 2020 the suburb was split, with the north west becoming Lake Coogee and part of the south west going to Henderson.
The cement works is not background context, it is the governing fact. Dust, emissions, noise and heavy vehicle traffic are permanent conditions, and the buffer means what can be built and where is constrained in a way it is not in an ordinary suburb.
Anyone buying here should understand the buffer position of a particular parcel before committing, because it affects both current amenity and what may be done with the land in future. That information is public.
The Australian Marine Complex and technology precinct nearby add further industrial and employment context with the traffic that comes with it.
What residential exists is a mix of semi rural and constrained land, so establish the zoning of a specific property rather than assuming. On the larger lots the property is the inspection, with septic systems, bores, sheds and long driveways all forming part of the purchase. There is real history here too, as the site of Thomas Peel's 1829 Clarence townsite and the first recorded land grants in Cockburn, with an 1880s pensioner guard cottage remaining near the lake.
Industrial neighbours change the picture in a way suburban blocks do not face. Industrial land accumulates stockpiled timber, pallets and disused structures sitting directly on the ground for years, which is established habitat on land you neither own nor manage.
On the semi rural parcels the exposure spreads across the site. Sheds included. Fence lines too. Sheds sitting on soil, fence lines with posts driven into ground across long boundaries, stacked timber and old farm improvements that were pushed over rather than removed.
Any dwelling of real age here has no functioning barrier, and where floors are timber the subfloor takes priority. Settle the scope before attending, because on a large mixed parcel which structures are included is the question people assume rather than ask.
On a large or semi rural parcel one attendance covering structure and timber pests is the only practical arrangement, given the ground to walk and the outbuildings to assess. Reported under AS 4349.1 and AS 4349.3.
Check the buffer before anything else. It shapes what a property can become, and it is the single most consequential piece of information about land in this locality.

On a constrained parcel, get the zoning and buffer position in writing before you rely on any plan for the land. What is permitted here is not obvious from looking at the neighbours.

Munster sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.

Right on the coast in Cockburn, and salt does the damage this close to the water.
