What we look for in Myaree, and why it differs from the suburb next door. 10.7 km from the CBD, 5.4 km from the coast, postcode 6154.

Myaree was part of Melville until 1954 and developed from the late 1950s as the centre for light industry in the district. The Myaree Mixed Business precinct is the City's largest industrial area. Residential pockets sit among it, which is the defining feature for anyone buying here.
Position relative to the business precinct matters more than almost anything about the building. Noise, heavy vehicle movements, delivery hours and commercial neighbours vary street by street, and none of it is temporary. Checking the zoning of neighbouring land rather than only the lot being purchased is sensible here in a way it is not in a purely residential suburb.
Some parcels near the precinct carry a land use history worth understanding, particularly where housing is recent and the ground previously served an industrial purpose.
The residential stock is late 1950s and 1960s, so modest post war era housing now roughly sixty five years old. Original and aged services. Asbestos era materials likely in wall and eaves sheeting. Roof and wet area fabric well past a second cycle. Marmion Reserve wetland sits within the suburb, so blocks near it carry lower ground and a water table. Being inland, salt and delignification are a low priority.
Two local factors sit alongside the ordinary age related risk.
The first is the industrial edge. Commercial and light industrial properties accumulate stockpiled timber, pallets, disused structures and materials stored on the ground, often for years. That is established habitat sitting close to housing, and it is on land you do not control and cannot manage.
The second is Marmion Reserve, a wetland with a walking path through it. Wetland vegetation holds colonies and keeps ground moisture up on nearby blocks. On post war housing the subfloor comes first where floors are timber. The perimeter where they are slab. Sixty five year old gardens hold buried timber, and any original barrier stopped working decades ago.
On a modest single storey house both inspections cover the same perimeter, wet areas and roof space, so one attendance is the obvious approach. It also means one person forms a view of how the industrial and wetland edges affect the particular property rather than two separate impressions. Reported under AS 4349.1 and AS 4349.3.
The mixed business precinct means we do commercial inspections here as well as residential, and strata work on the unit and small business stock. Those are different jobs with different priorities.

Before buying here, visit on a weekday morning. The precinct is quiet on a Sunday and busy during business hours, and the difference between those two experiences is the thing people most often wish they had checked first.

Myaree sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Myaree:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Marmion Reserve and Pitman Park are the fixed points in Myaree. They matter to an inspection for an unromantic reason: they date the surrounding stock. The decade that built them is usually the decade that built the houses around them, and that decade decides what is in the roof, what is in the walls, and what the wiring looks like.
Alfred Cove, Melville, Winthrop, Willagee, Booragoon and Attadale sit on the same ground as Myaree, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
