Peron sits on an exposed coastal cape at the end of Cockburn Sound, named after the French naturalist François Péron. It was gazetted in 1974 and holds the WWII Peron Battery, part of the Fremantle Fortress coastal defences, with the K Battery Complex heritage-listed.
A cape is about as exposed as coastal property gets. Wind arrives from more directions than on a straight coast. Salt comes with it. Weather from every angle.
That makes delignification a leading check on any older tiled roof, and corrosion at fixings, flashings and external metalwork runs faster here than in a sheltered coastal suburb. Maintenance history predicts condition better than build year does. A house that has been kept up will outlast a neglected one by decades on ground like this.
The ground is limestone cape and dune, with limestone at or near the surface. That affects how footings were formed, turns up in excavation, and means older houses may sit on rock in one place and sand in another.
Former holiday camp origins left some lightweight stock that has been upgraded over the decades, so establishing what a building actually started as matters on the older properties.
Front and low blocks carry storm surge, erosion and wind exposure context, which on a cape is not a remote consideration.
Exposed coastal limestone and dune sand is unfavourable ground for a colony. General pressure here is low. The exposures are narrow and worth naming precisely.
Timber in ground contact is the main one, and on a cape it has a short life. Fencing, retaining and decking degrade quickly in this wind and salt, so replacement happens piecemeal and untreated timber is usually in the ground somewhere on a property.
Limestone footings weather into voids and cracks. Those become routes. Termites cannot eat the stone, but those voids give concealed routes up to the timber above, so a footing that looks solid can hold pathways nobody sees.
Reticulation on free-draining sand creates local damp patches that would not otherwise exist. Usually against a wall, or under a paved area where nobody looks.
On an exposed cape property the roof and the external timber take most of the attention, and both reports draw on the same examination of each. One visit produces a single account of how the weather has treated the building. Reported under AS 4349.1 and AS 4349.3.
On any older house here, get into the roof before negotiating. Always. On an exposed cape the condition of the battens is the largest single unknown about a property, and it cannot be judged from anywhere else in the building.
Ask what the footings bear on, because limestone and sand behave differently and a single property can have both. Coastal rebuilding brings staged inspections and handover checks. The specification of coastal grade fixings is worth verifying rather than assuming, because inland grade hardware fails quickly in this air and the difference is not obvious once installed.

Peron sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Peron:
