What we look for in Piara Waters, and why it differs from the suburb next door. 19.9 km from the CBD, 10.5 km from the coast, postcode 6112.

Piara Waters had fewer than a hundred people in 2006. By 2021 it had around fifteen thousand. Gazetted in 2007 out of Forrestdale, it went from paddocks to family estates in fifteen years, which is one of the fastest transformations in Perth.
Growth at that rate is delivered by many builders working simultaneously with the same stretched trades, and the result is unevenness rather than poor quality. Two houses finished in the same year can be built to noticeably different standards.
So each property gets assessed on what it actually shows. Wet area waterproofing. Roof plumbing and flashings. Frame detailing. How considered the finishing work looks.
The market here is higher-income young families, which means larger contemporary homes, frequently two storey, often with pools. That broadens an inspection considerably. Upper floor structure. Stair construction. Balcony waterproofing. Pool and wet area membranes. Roof geometry complex enough to create junctions that leak, and roof access that needs arranging before the day rather than on it.
Everything here is post-2007, so the questions are handover defects, whether they were rectified while the builder remained liable, and whether the defect liability period is still open. On the newer stages it frequently is.
Ground is south-east plain, sandy over clay. Slab performance and drainage are the checks that matter on new building, and cracking on clay should be read against the season it appeared in.
Housing here is set alongside natural bushland, with Forrestdale Lake nearby. That combination is the local driver.
Retained bushland holds established colonies permanently and cannot be cleared. Lake and wetland ground supplies moisture that free-draining sand would not.
Blocks on those edges therefore carry meaningfully more exposure than interior streets, and where a property sits is worth establishing before assuming an estate-wide level of risk.
Every home carries a termite management system with a durable notice recording it. Find it and note the date. On the 2007 and 2008 houses that system is further through its life than most owners realise.
On a large block with extensive landscaping there is considerably more timber in ground contact than on a compact lot, and that is where the slab edge disappears first.
A large family home takes time to cover, and the same ladder, the same roof hatch and the same walk round the boundary serve both reports. There is no version of this where two visits produce more information than one. Reported under AS 4349.1 and AS 4349.3.
Given the pace of construction, staged inspections during a build earn their place. Slab and frame are visible once and then covered for the life of the house.
Check whether defect liability is still running on a recently completed home, because that single fact decides who pays for what. Condition records apply where a finished house now sits beside a lot about to be built on, which along the development frontier is a great many properties.

Piara Waters sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.
What that means in practice, on a house in Piara Waters:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Harrisdale, Forrestdale, Canning Vale and Southern River sit on the same ground as Piara Waters, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Treeby is 2.2 km away but sits on the Spearwood dune system; Banjup is 4.5 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

10.5 km inland through Gosnells, the inland setting changes what the fee buys in Piara Waters: footing and slab movement, drainage and the reactive soils of the South East belt come first, and coastal delignification is a lower priority away from the arterial corridors.

At 10.5 km inland, Piara Waters carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
