What we look for in Ridgewood, and why it differs from the suburb next door. 35.2 km from the CBD, 2.3 km from the coast, postcode 6030.

Ridgewood was part of Merriwa until 1998, when Merriwa was split in two along Connolly Drive and the eastern half was gazetted separately. It is essentially one estate, the mid 1990s Carnegie Private Estate, built by a bank.
One estate means one specification. A bank commissioned it, a single developer delivered it, and the result is housing that varies far less than a suburb assembled over decades would. That predictability is genuinely useful, and it cuts the other way too, because a shortcoming in the original build is likely to be a shortcoming everywhere.
The stock is now around thirty years old and the first replacements are arriving. Hot water. Roof fixings. Shower waterproofing.
One practical matter has nothing to do with the buildings. Ridgewood has essentially no shops or services of its own and depends on Butler, Merriwa and Clarkson for all of them. That is not a defect, it is how the suburb was planned, but it is worth understanding before buying on the assumption that amenity is close.
Ridgewood Park contains a large pond. Constructed ponds in estates of this era usually serve a drainage function rather than a decorative one, so blocks near it carry a water table and depend on that system continuing to work.
The Mitchell Freeway forms the eastern boundary, so near-freeway blocks carry traffic noise permanently.
One developer, one specification, one date. Whatever termite protection was installed went in across the whole estate within months of itself, and it has all reached the same point at the same time. On housing that has changed hands once or twice, very little of it was renewed.
The pond is the local variable. Where a constructed water body serves drainage, ground around it stays damp for longer than the surrounding sand, and moisture is the one condition a colony cannot manage without. Blocks near it carry more than the interior streets.
Thirty years of landscaping has generally buried the slab edge under beds and paving, which removes exactly the junction that needs to be visible. Find the durable notice, check the date, then check what has been built up against the wall since.
On a single storey slab built house the perimeter, the wet areas and the roof serve both inspections, so one attendance covers the property and costs less than two visits. Reported under AS 4349.1 and AS 4349.3.
In an estate this uniform, ask the neighbours what has needed doing. The answers apply broadly. They cost nothing, and on housing built to one specification within a couple of years they are a better guide to the next decade than anything you can see from the street.
Thirty year old stock is generating renovation and extension work, so staged inspections while a house is open are worth having, with a check at completion. Condition records apply where building happens next door, and near the freeway boundary they matter more, because sustained vibration affects structures over time.
Ridgewood is essentially one estate — the mid-1990s Carnegie Private Estate, gazetted as a separate suburb in 1998 — which gives it unusually uniform housing of a single vintage, now roughly thirty years old. The same era-specific items therefore fall due across the whole suburb together: hot water systems, roof fixings and gutters, and shower waterproofing all reaching end of life at much the same time, so the inspection reads a very consistent first-cycle pattern. That uniformity is the defining character of the place.
The suburb has essentially no shops or services of its own and depends entirely on Butler, Merriwa and Clarkson, which is a lifestyle consideration rather than a defect but means car dependence and is worth knowing before buying on the assumption of a local centre. Ridgewood Park contains a large pond, and constructed ponds in estates of this era usually serve a drainage function, so nearby blocks may sit low and depend on that system performing. The Mitchell Freeway forms the eastern boundary, bringing traffic noise to near-freeway blocks. A Ridgewood inspection reads the synchronised first-cycle wear of a single-vintage estate, notes the drainage role of the park pond for low-lying blocks, and weighs freeway-edge position — a uniform suburb where the estate's one era tells you most of what to expect.
Because Ridgewood is essentially one mid-1990s estate, an inspection tends to confirm the same era items across uniform stock: on thirty-year-old homes the hot water system, roof fixings and gutters, and shower waterproofing are the ones reaching end of life together. The park pond serves a drainage function, so blocks near it are read for whether they sit low and depend on that system performing. Where a home sits near the freeway the traffic noise is noted. The lack of local shops is a lifestyle point rather than a defect, but worth a buyer knowing, and the flat estate ground makes drainage and soakwell capacity worth confirming as usual.

Ridgewood sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Ridgewood:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Ocean Keys Shopping Centre and Ridgewood Park are the fixed points in Ridgewood. They matter to an inspection for an unromantic reason: they date the surrounding stock. The decade that built them is usually the decade that built the houses around them, and that decade decides what is in the roof, what is in the walls, and what the wiring looks like.
Clarkson sit on the same ground as Ridgewood, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Merriwa is 1.2 km away but sits on the Quindalup dune system; Quinns Rocks is 2.4 km away but sits on the Quindalup dune system; Butler is 2.5 km away but sits on the Quindalup dune system; Jindalee is 2.9 km away but sits on the Quindalup dune system; Mindarie is 3.7 km away but sits on the Quindalup dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. A real AS 2870 classification comes from geotechnical work on your actual block and can differ from the one next door. We report what we observe; we do not read your soil class off a map.
The inspection is visual and non-invasive, over the readily accessible areas, reported to AS 4349.1. Our inspectors physically enter the roof space, as long as there is sufficient access. Report within 24 hours of the inspection.

At 2.3 km from the water, Ridgewood sits inside the coastal-salt band — the band where coastal salt drives the defects. The fee concentrates on delignified battens, corroded ties and fixings, and the salt staining that starts inside the masonry, with the roof space taking the longest on a tiled roof past its first decade.

Yes. Our inspectors physically enter and inspect the roof space, as long as there is sufficient access to do so safely. Where access is restricted, the report says so plainly rather than implying we saw more than we did.
Ridgewood is 2.3 km from the coast, inside the band where delignification should be expected in tile battens. On a tiled roof more than about ten years old it is one of the first things we look at.
Within 24 hours of the inspection itself, not 24 hours from booking. On a pre-purchase or pre-settlement job that timing is the whole point, because your leverage disappears once you are committed.
