What we look for in Riverton, and why it differs from the suburb next door. 9.6 km from the CBD, 12.7 km from the coast, postcode 6148.

Riverton is the parent suburb of Rossmoyne, Shelley and Willetton, subdivided from 1911 and named for the Canning River. Fred Riley's market garden and Riley's Bridge date from that period. The clay along the river here was good enough to make bricks, and several small brickworks operated on it.
Clay that makes good bricks makes difficult ground. Reactive clay near the river shrinks in summer and swells in winter, and it moves enough to crack footings, walls and slabs. That is not a builder's failing. It is what the material does, and houses here have to be read with it in mind.
So we look at how a particular house has coped. Where cracking runs and whether it follows a pattern consistent with seasonal movement. Whether doors and windows still operate. Floor level. And crucially whether drainage keeps moisture even around the perimeter, because differential wetting is what drives differential movement.
The largest of the old brickworks was at what is now Adenia Park, and where clay has been extracted and the pits later filled, made ground is a live consideration on affected parcels. The Canning River forms the north eastern boundary, with the regional park and the Adenia Park lagoon and wetlands, so low river side blocks carry a high water table, flood context and subfloor damp. The stock is post war and older established, so mature homes with aged services. Being on the river, salt is a low priority.
Wetland and river flats supply the moisture, and the Adenia Park lagoon system keeps ground damp on nearby blocks year round. That is the main driver here.
Former extraction ground adds a second. Where old clay pits were backfilled, the fill can contain buried timber and debris, and buried timber in damp fill is where colonies establish unseen. On low ground a subfloor can be too damp and tight to assess fully, and we report the limits.
Post war houses of this vintage have long since lost whatever barrier they were built with. Mature gardens hold old stumps and buried timber. On slab built stock the perimeter and slab edge are the priority, particularly where later paving or a patio has covered the junction.
Ground and water explain most of what both inspections find in Riverton, and one inspector assessing the drainage, the slab edge or subfloor and the roof in a single visit produces a coherent account of the site rather than two partial ones. Reported under AS 4349.1 and AS 4349.3.
Older stock on established blocks brings renovation and subdivision, so building stage inspections and practical completion inspections come up on new builds. On reactive clay the slab design is the thing worth watching as it goes in.

Riverton sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.
What that means in practice, on a house in Riverton:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Riley's Bridge and Canning River Regional Park are the fixed points in Riverton. They matter to an inspection for an unromantic reason: they date the surrounding stock. The decade that built them is usually the decade that built the houses around them, and that decade decides what is in the roof, what is in the walls, and what the wiring looks like.
Shelley, Willetton, Waterford, Parkwood, Wilson and Rossmoyne sit on the same ground as Riverton, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.

Well inland at 12.7 km from the coast, out in Canning, coastal salt is not the first thing an inspection in Riverton chases.
