Rivervale is named the way it is because of what was happening next door. The sewage filtration beds built at Burswood so offended local residents that a name change was sought, and Rivervale was the result. The suburb was established in 1843 and now holds nearly eleven thousand people five kilometres from the city.
Modern Rivervale is two suburbs at once.
Substantial apartment and townhouse development has gone in near the river and along the Great Eastern Highway corridor. That is strata, and the priorities are the ones that apply to a building rather than a house. Concrete structure. Waterproofing membranes. Facade and balcony construction. Acoustic separation. And the scheme's spending record, which arrives through levies regardless of which lot a defect sits above.
Behind that development, older modest housing remains from the suburb's long history. Post-war and earlier, with asbestos era materials likely in anything unrenovated and services long superseded.
Establish which you are buying, because the two share a postcode and nothing else.
Great Eastern Highway runs along the suburb, which brings significant traffic noise and affects air quality on nearby blocks. The Rivervale railway overpass works are also changing the local street pattern.
Near the Swan, low parcels carry a higher water table and estuarine damp working into brickwork.
The low river ground is where pressure concentrates. Moisture there is supplied by the water table rather than by anything going wrong at a building, and it does not vary much with the season.
On the older modest stock the subfloor comes first where floors are timber. Ventilation was never generous and later additions built across the vents make it worse.
Seventy and eighty years of garden has buried the slab edge or the vents on most of that housing.
In the new apartment stock, exposure sits at ground level only. Podium planting above occupied space. Courtyard gardens holding soil against walls. Landscaped forecourts maintained by contractors rather than residents. In a scheme that responsibility belongs to the body corporate, so ask what system exists and when anyone last checked it.
An old house and a new apartment need very different reports, but each is quicker and clearer when one person forms the view. On a cottage that means one trip under the floor. In a building it means arranging access through a manager once rather than twice. Reported under AS 4349.1 and AS 4349.3.

The highway corridor and the overpass works make a dated condition record worthwhile for older masonry nearby, since vibration accumulates rather than announcing itself. Redevelopment keeps producing new stock, which brings handover inspections and the check before builder liability closes.
If you are buying an older cottage here, get under it. On a modest post-war house near the river the subfloor holds most of the answer, and nothing visible from inside will substitute.

Rivervale sits on the Guildford Formation — alluvial clay and sandy clay laid down by the Swan and Canning systems. This is the reactive ground. Clay here shrinks and swells with moisture, which is what puts stepped cracking through brickwork and takes doors out of square between seasons. Articulation joints matter on these sites, and a great many older houses do not have them where a current standard would want them.
What that means in practice, on a house in Rivervale:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Belmont and Cloverdale sit on the same ground as Rivervale, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
