What we look for in Samson, and why it differs from the suburb next door. 14.6 km from the CBD, 4.2 km from the coast, postcode 6163.

Before Samson was a suburb it was an army camp. Melville Military Camp. The site was owned by the Army as the Melville Military Camp during the Second World War, and it stayed army-owned until the City of Fremantle called tenders in 1971. What went up afterwards is unusually consistent.
Fewer than forty streets. Around eight hundred homes. Predominantly brick and tile, built by a single developer from the early 1970s.
That uniformity is genuinely useful. The same construction methods and the same era faults recur from street to street, so knowing the standard build tells us where to look before arriving. What a neighbour has already had to replace is a fair guide to what is queued for the house you are buying, and in a suburb this small people generally know.
At fifty years the stock sits between a first and second maintenance cycle. Concrete tiles on original fixings. Wiring built for a household that used far less power. Wet area waterproofing well past what it was designed for.
Former military camp land is worth a question. Army sites carry infrastructure, and camps in particular leave building platforms, service runs, drainage and hardstand beneath later development. Where a slab has moved, that history is worth understanding before assuming workmanship.
Samson Park is the largest bush reserve in the City of Fremantle and sits within the suburb, so blocks adjoining it carry a reserve edge. Set back from the coast behind the ridge, salt reaches here moderately rather than fully.
Samson Park is the driver. A substantial bush reserve holds established colonies permanently, and the vegetation is retained rather than temporary, so pressure on adjoining blocks does not diminish.
Camp-era ground can hold buried material, including timber from temporary structures that were demolished rather than removed.
Everything else follows the age and the uniformity. Every barrier in this suburb went in within a few years of every other, and every one of them stopped working decades ago. Very few were renewed.
Fifty years of garden has buried the slab edge under paving and a patio on most of these houses, which is the junction we most want to see.
In a suburb where the houses are near-identical, the value of an inspection is in what differs from the standard. Establishing that once, then reading both structure and timber against it, gives a clearer answer than two people forming separate impressions. Reported under AS 4349.1 and AS 4349.3.
Ask the neighbours what has needed doing. On eight hundred houses built to one specification within a few years, those answers apply broadly and cost nothing.
Where a block adjoins Samson Park, buyers usually want that boundary considered specifically. Fifty year old stock is generating renovation, so staged inspections while a wall is open are worth booking rather than an inspection once everything is lined and painted.
If a slab has moved, ask what was on the parcel during the camp years. That history is documented and it changes how the movement should be read.

Samson sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Samson:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Samson Recreation Centre is the fixed point most people in Samson navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
Coolbellup, O'Connor, Hilton, Kardinya, Willagee and North Lake sit on the same ground as Samson, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.

On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. A real AS 2870 classification comes from geotechnical work on your actual block and can differ from the one next door. We report what we observe; we do not read your soil class off a map.
The inspection is visual and non-invasive, over the readily accessible areas, reported to AS 4349.1. Our inspectors physically enter the roof space, as long as there is sufficient access. Report within 24 hours of the inspection.

At 4.2 km from the water, Samson sits inside the coastal-salt band — the band where coastal salt drives the defects. The fee concentrates on delignified battens, corroded ties and fixings, and the salt staining that starts inside the masonry, with the roof space taking the longest on a tiled roof past its first decade.

Yes. Our inspectors physically enter and inspect the roof space, as long as there is sufficient access to do so safely. Where access is restricted, the report says so plainly rather than implying we saw more than we did.
Samson is 4.2 km from the coast, inside the band where delignification should be expected in tile battens. On a tiled roof more than about ten years old it is one of the first things we look at.
Within 24 hours of the inspection itself, not 24 hours from booking. On a pre-purchase or pre-settlement job that timing is the whole point, because your leverage disappears once you are committed.
