What we look for in Shoalwater, and why it differs from the suburb next door. 40.5 km from the CBD, on the coast, postcode 6169.

Shoalwater sits on Shoalwater Bay within the Shoalwater Islands Marine Park, looking out to Penguin and Seal Islands. It is named for the shallow water offshore, which has a shipwreck history behind it. The suburb is sought after and the beachfront end is premium.
Genuine beachfront brings the full salt load and it should lead the inspection. Delignification in the battens and rafters of any older tiled roof. Aggressive corrosion of fixings, flashings and external metalwork. Wind driven rain on exposed elevations. On the front row, maintenance history is more predictive of condition than build year is, because salt punishes deferred work quickly.
The ground is coastal limestone and dune. Rock, then sand. On the oldest houses that can mean limestone footings, which weather and lose mortar and behave nothing like concrete. Sandy ground drains freely and there is some slope running down toward the beach.
Premium beachfront land drives knock down rebuild, so original beach stock now sits beside larger modern homes, and the two require different inspections. There are also villa and townhouse complexes, which are strata, and in a coastal scheme concrete condition and the levy position are the questions that matter.
Front row blocks carry a water table and storm surge and erosion context.
On beachfront sand the termite risk is genuinely lower than inland, and an honest report says so rather than inflating it. What matters is knowing where the exceptions sit.
Timber in ground contact is the route. Beachfront timber has a short life. Fencing, retaining, decking and pergolas all degrade fast in salt air and get replaced in stages, so there is usually some recent untreated timber in the ground somewhere on the property.
Limestone footings add a wrinkle. Termites cannot eat limestone, but the stone weathers into voids and cracks, and those give concealed routes up to the timber sitting above. A footing that looks solid can be full of paths nobody can see.
Reticulation in free draining sand creates locally damp patches that would not otherwise exist.
On a beachfront house the roof matters to both inspections and the external timber matters to both, so one attendance covering the property properly is the sensible arrangement. Reported under AS 4349.1 and AS 4349.3.
On an older beach house, ask what has been replaced and when. In this environment the maintenance record is the most useful document a vendor can produce, and its absence tells you something too. A beachfront house that has been looked after outlasts a neglected one by decades, and the gap only widens the closer you are to the water.
We inspect the villa and townhouse complexes as strata work, do handover inspections on beachfront rebuilds where coastal grade specification is worth verifying, and prepare condition records where demolition happens next to an older house on a narrow coastal block. On this stretch the blocks are close enough that a neighbour's excavation is genuinely your problem too, particularly where footings are limestone.

Shoalwater sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Shoalwater:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Shoalwater Islands Marine Park is the fixed point most people in Shoalwater navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
Peron, Safety Bay, Rockingham, Rockingham Beach and Waikiki sit on the same ground as Shoalwater, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Cooloongup is 4.9 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.
