What we look for in Silver Sands, and why it differs from the suburb next door. 63.2 km from the CBD, on the coast, postcode 6210.

Silver Sands was gazetted in 1989 alongside San Remo, both named after developer estates whose names passed into local usage. It holds Silver Sands Beach and Town Beach, the closest beaches to Mandurah's centre, with a caravan and holiday park nearby.
Being the beach suburb closest to the town centre produces a genuinely mixed stock. Older beach and holiday houses. 1980s and 90s homes. Newer coastal infill and units.
Three categories with different priorities, so dating a property comes first.
Full salt loading applies here, and the roof carries most of it. On an older tiled roof the battens have been breathing salt air for as long as the house has stood, and that is a first-look item rather than a footnote.
Being walking distance from the town centre changes the market as much as the buildings. Short-stay and investor ownership is common in a suburb this close to the foreshore and the CBD, and an investor-held house carries the wear and deferred maintenance that goes with tenancy rather than occupation.
The ground is dune sand over limestone. Free draining, with rock near the surface in places, so footings vary and excavation produces surprises.
Holiday park and short-stay accommodation nearby brings a transient and tourist context to some streets, which is seasonal rather than constant but permanent as a pattern.
Sand this free-draining is poor territory for a colony, so the general level of risk here is low and it would be dishonest to inflate it.
Tenure is what raises it on particular properties. Where a house is let short-stay or held by an investor, a dripping tap, a blocked downpipe or a shower that has begun to leak runs for months rather than days. Nobody living there owns the problem. Sustained damp of that kind matters far more to a colony than the soil does.
Holiday-era stock adds the second exposure. Lightweight buildings sitting close to the ground with subfloor ventilation that was minimal when built and usually worse after later enclosure.
The rest is ordinary coastal wear. External timber has a short life here and gets replaced a section at a time, so there is nearly always something recent in the ground.

Where a property has been let short-stay, book the inspection before settlement and book it late. Furniture and occupants conceal a surprising amount, and the empty version is what is being bought.
Coastal infill brings handover inspections and the check before builder liability closes. On new work here, the specification of coastal grade fixings is worth verifying rather than trusting, because inland grade hardware fails fast in this air and the difference is invisible once installed.

Silver Sands sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.
What that means in practice, on a house in Silver Sands:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Mandurah North, San Remo, Meadow Springs and Halls Head sit on the same ground as Silver Sands, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Greenfields is 3.4 km away but sits on the Spearwood dune system; Parklands is 3.5 km away but sits on the Spearwood dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.



On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. Right on the coast in Mandurah, and salt does the damage this close to the water. The flat fee buys a hard look at the tile battens for delignification, at the wall ties and metal fixings for corrosion, and at the rust bleed through render that looks cosmetic and is not.
