What we look for in Sinagra, and why it differs from the suburb next door. 24.3 km from the CBD, 6.9 km from the coast, postcode 6065.

Sinagra is named after the Sinagra family, prominent Wanneroo citizens. The name was approved in 1995. Until February 2026 there were no bus routes running through it at all. Services ran along the edges, on Wanneroo Road and the southern boundary, and that is all.
That matters for a buyer, and not only for the obvious reason. A suburb without a bus route through it is car dependent by design, so household transport costs are higher, and where a property sits relative to the edge routes affects that directly.
Now that services have changed, it is worth checking what actually runs and where, rather than relying on either the old position or an assumption that everything is now covered.
The stock runs from the mid 1990s to more recent building. The earliest is around thirty years old and arriving at a first maintenance cycle. Hot water, roof fixings, shower waterproofing.
The Wanneroo district was historically market garden country, so some parcels carry that legacy. Old irrigation. Bores. Ground that was cultivated for decades before it was subdivided, and imported fill placed when it was.
Flat coastal plain sand, free draining in itself, though on ground this flat the estate stormwater system does the work rather than natural fall. Check how a block actually sheds water rather than assuming sand takes care of it.
Former market garden ground is the specific exposure here, and it is invisible from the surface.
Decades of horticulture leave buried timber from trellising, shed bearers and fence lines, and irrigation lines that leak long after anyone has stopped using them. Timber decaying slowly in ground that stays damp is precisely what a subterranean colony establishes on, and none of it can be seen or removed.
On thirty year old estate housing the original barrier has run out. Every home should carry a durable notice recording what was installed, so find it and read the date before assuming the house is protected.
Then look at the perimeter. Three decades of garden beds, mulch and paving usually bury the slab edge that barrier was meant to protect.
The ground history under a Sinagra block informs both reports equally, so assessing it once is more useful than twice. Reported under AS 4349.1 and AS 4349.3.
Ask what the land was before the house. In this district the answer is frequently market garden, and it changes how a moving slab or a damp wall base should be read. Vendors and long term neighbours usually know, and that recollection is more useful than a plan.
Continuing development brings handover inspections and the follow up before the builder's liability period closes. That second one shuts quietly and most owners miss it entirely. Thirty year old stock is starting to generate renovation, so staged inspections while a wall is open are worth booking. Condition records apply where construction happens on a neighbouring lot, and in a suburb still filling in that happens often.

Sinagra sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in Sinagra:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Ashby, Wanneroo, Tapping, Edgewater, Joondalup and Hocking sit on the same ground as Sinagra, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.

6.9 km inland through Wanneroo, Sinagra is off the worst of the coastal strip, so the fee spreads wider: an older tiled roof still gets checked for salt corrosion, but drainage, the wet areas and the way the Wanneroo ground moves take up more of the visit.
