South Guildford sits on the peninsula between the Swan and Helena Rivers, south of historic Guildford. It has been settled since 1829. It also has a flooding mechanism that catches people out, because it is not the one most buyers expect.
Seasonal floodplain inundation here is driven by backwater from the Swan estuary rather than by runoff down the Helena. Water backs up rather than rushing through. That brings brackish and tidal intrusion with it, and brackish groundwater is corrosive in a way fresh water is not.
So on low blocks the questions are flood mapping for the specific lot, floor levels against recorded flood heights, and physical evidence of past inundation. Tide marks. Replaced flooring. Damp lines. And because the water is brackish, any metal below or near ground level deserves closer attention than it would on an inland site. The suburb has flooded gum and paperbark wetlands, and Mundaring Weir altered flows from 1906.
The other factor is the airport. South Guildford adjoins Perth Airport and industrial land, so aircraft noise applies and it is worth checking where a property sits relative to the noise exposure contours. Mixed industrial land nearby also brings ground history considerations on some parcels.
The housing is mixed, with newer residential estates alongside the old peninsula stock, so establish the era before anything else.
Floodplain ground with a seasonally high water table is high pressure country for subterranean termites. The moisture is permanent and structural rather than accidental, and it does not depend on anything going wrong with the plumbing.
On low blocks a subfloor can be damp enough to make inspection difficult, and we say so when access is compromised rather than glossing over it. Wetland vegetation nearby holds established colonies. On the newer estate housing the exposure sits at the slab edge and in landscaping, and there should be a durable notice recording the termite management system installed at construction.

If you are buying on the low ground, ask the neighbours rather than only reading the maps. People who have lived through a wet winter here know exactly how far the water came up, and they will usually tell you.

South Guildford sits on the Guildford Formation — alluvial clay and sandy clay laid down by the Swan and Canning systems. This is the reactive ground. Clay here shrinks and swells with moisture, which is what puts stepped cracking through brickwork and takes doors out of square between seasons. Articulation joints matter on these sites, and a great many older houses do not have them where a current standard would want them.
