What we look for in South Lake, and why it differs from the suburb next door. 17.0 km from the CBD, 5.7 km from the coast, postcode 6164.

South Lake was established in the early 1980s and named through a proposal by Taylor Woodrow Homes and the City in 1982, after Oxley was rejected as a duplicate. It was built by that single builder, which makes the stock unusually consistent for a Cockburn suburb.
One builder across an estate produces one set of details, one set of materials and one set of era faults that recur from street to street. Knowing the standard build tells us where to look. One builder, one specification.
It cuts the other way too. Where the original specification fell short in some respect, it fell short everywhere, so a problem found on one house is worth asking about on the next.
The stock is now around forty years old. One builder, one vintage. Concrete tiles that have been up since the eighties on fixings nobody has examined. Hot water systems through one replacement and heading for another. Showers where the waterproofing has outlived what it was designed for.
The northern boundary is the freight rail line. That is worth taking seriously, because freight runs to its own schedule rather than a passenger timetable, and it produces vibration as well as noise. Vibration is the one that matters structurally, and it works slowly on masonry rather than announcing itself.
The Kwinana Freeway forms the eastern boundary, adding traffic noise on that side.
Near the Beeliar lakes and wetlands, low pockets carry a water table and drainage considerations. Inland, so salt sits low on the list.
Wetland proximity is the ground factor. The Beeliar system holds moisture on the low blocks, and moisture is the single condition a subterranean colony cannot do without.
Uniform age means uniform exposure. Every barrier in this estate went in within a couple of years of every other and all of them have now run their course. On stock that has changed hands once or twice, very few were replaced.
Forty years of garden has built up against wall bases and buried the slab edge under paving and a patio on most properties.
Reticulation running every summer since the estate went in creates persistently damp patches in ground that would otherwise drain.
An estate house of a known type is quick to read once you know the type. Both reports draw on the same walk of the perimeter and the same look in the roof space, so combining them costs less and misses less. Reported under AS 4349.1 and AS 4349.3.
Near the freight line, a dated condition record is worth having. Vibration damage is cumulative and by the time it shows the cause is hard to prove without one.
In a single-builder estate, ask neighbours what has needed doing. Those answers apply broadly here, more so than in a suburb built by many hands. Forty year old stock is generating renovation and subdivision, which brings staged inspections while work is open and condition records for the house next door during the build.

South Lake sits on the Spearwood dune system — residual yellow and grey sand over a Tamala Limestone core, with the rock often close to the surface. Limestone near the surface makes for stable footings and expensive excavation. Where the rock is shallow, older houses often sit directly on limestone footings, and those are the ones to look at for rising damp and salt damp at the base of the wall.
What that means in practice, on a house in South Lake:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Bibra Lake, Jandakot, Cockburn Central, North Lake and Yangebup sit on the same ground as South Lake, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Leeming is 3.6 km away but sits on the Bassendean dune system. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

5.7 km inland through Cockburn, South Lake is off the worst of the coastal strip, so the fee spreads wider: an older tiled roof still gets checked for salt corrosion, but drainage, the wet areas and the way the Cockburn ground moves take up more of the visit.
