That word original is the important one. These are among the state's earliest canal estates, which means the canal infrastructure itself is now decades old.
First-generation canal engineering has reached an age where it needs assessing rather than assuming. Revetment walls. Retaining. Edge treatments. Those structures were built to standards of their time and have spent decades in tidal water.
They come with the property. Establishing their condition, and who is responsible for maintaining them, is worth doing in writing before purchase, because marine-grade repairs are expensive and the answer is rarely what buyers assume.
The location compounds it. At the mouth of the Murray, riverine flood and estuarine tidal influence combine rather than acting separately, so flood mapping and floor levels matter on the low parcels. Soft alluvial ground beneath adds a footing consideration.
The suburb is retirement-heavy with a median age around fifty, which shows in the housing. Single storey homes, long-tenure owners, and maintenance deferred later in life. That is a budget rather than a defect and it is better priced at offer stage.
Ongoing subdivisions such as Austin Cove sit alongside the older canal stock, so establishing the era comes first. One road connects the township to Mandurah and Pinjarra, which is worth knowing about.
Canal edges are the local exposure and they are more significant here than in newer developments, because the timber has been in place longer.
Structural timber in permanent contact with wet ground and tidal water. Often untreated below the waterline. Often decades old. Jetties and private moorings add more of the same.
Alluvial river-mouth ground holds moisture year round, which is the one condition a colony cannot manage without.

New subdivisions bring handover inspections and the check before builder liability expires. Establish which era a property belongs to before assuming anything, because original canal stock and a recent Austin Cove build have almost nothing in common.
