Southern River was market gardens and horticulture for a long time, and some active market gardens and nurseries still operate on the fringes. Most of it is now masterplanned estate housing from the 2000s onward, which makes it one of Perth's major recent growth suburbs.
New estate stock changes what an inspection is for. No aged wiring. No asbestos to identify. What matters is whether the house was built well and whether anyone remains liable for it.
So the questions are handover defects, whether they were rectified while the builder was responsible, and whether the defect liability period is still open. On the newer stages it often is, and most owners never check.
The structural check here is the slab, and the reason is the ground. Southern River sits on Pinjarra Plain reactive clay, which swells in winter and shrinks in summer and moves enough to crack footings and slabs regardless of workmanship. Slab heave is the key risk on new building.
Cracking should be read against the season it appeared in, and drainage that keeps moisture even around a perimeter matters more here than on sand, because uneven wetting is what drives uneven movement.
The suburb sits on the Southern River within the Canning catchment, so parts are low-lying and wet with a high water table.
Former market garden ground brings made ground, old irrigation lines and the possibility of soil residues from decades of horticultural use.
Market garden ground is the distinguishing exposure here, and it is entirely invisible now. Horticulture leaves trellis timbers, shed bearers and fence lines in the soil, and subdivision pushes them over rather than digging them out.
Timber decaying quietly under a new slab is where a colony establishes, and no inspection of a finished house will find it directly. What an inspection can do is read the consequences at the perimeter.
Clay makes those consequences worse, because it holds water and then cracks as it dries, opening covered routes toward a slab edge.
Every home carries a termite management system with a durable notice recording it. Find it, note the date.
Then look at the perimeter. In an estate where everyone landscaped within a couple of years of handover, soil and paving over the slab edge is normal rather than exceptional, and a barrier that cannot be seen cannot be relied on.

On reactive clay the inspection worth booking is often the one before the defect liability period expires rather than after. Slab movement takes a season or two to show itself, and that window closes quietly.
Ask what the parcel was before the house. In this district the answer is frequently market garden, and it changes how a moving slab or a damp wall base should be read. Condition records apply where a finished home sits beside a lot about to be built on.

Southern River sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.
