What we look for in The Vines, and why it differs from the suburb next door. 25.4 km from the CBD, 24.8 km from the coast, postcode 6069.

The Vines was established in 1996 and built around a golf course, on the north eastern edge of the Swan Valley against bushland and the approaches to the Darling Scarp. Its housing is 1990s onward, which puts the oldest of it at around twenty five to thirty years.
That age is the window when first cycle items arrive. Hot water systems. Roof fixings and gutters. Shower waterproofing. Nothing dramatic, but it adds up, and on a larger house there is simply more of it.
A golf estate market means larger homes, frequently two storey and often with pools. So the inspection broadens to upper floor structure, stair construction, any balcony waterproofing, pool and wet area waterproofing, and roof geometry complicated enough to create junctions that leak. Safe roof access needs arranging in advance on a two storey house.
Course frontage brings a specific consideration. Fairways are irrigated heavily and continuously, and that raises the water table along the frontage. Blocks backing onto the course can carry damper ground than their neighbours a street away, which affects drainage, slab edge moisture and landscaping.
On the north eastern side the estate meets bushland, so bushfire exposure applies and a BAL assessment is worth checking against the actual construction. Wildlife on the course and in the bush is part of living here.
The irrigation is the thing worth naming. A golf course keeps ground moist year round on a scale no domestic garden approaches, and moisture is the limiting factor for subterranean colonies. Properties along the fairways sit beside a permanently damp, heavily vegetated corridor.
Add the bushland interface on the estate's outer edge, which holds established colonies with no meaningful break before housing. These are slab built homes, so every one should have a durable notice recording the termite management system installed at construction. Find it, note the date, and check whether landscaping has since buried the slab edge. On a large house with extensive gardens there is more timber in ground contact than on a compact block. Pool surrounds. Decking. Retaining.
On a big two storey house with a pool and extensive grounds, one thorough attendance is far better than two partial ones. The perimeter, the slab edge, the landscaping and the roof serve both inspections, and arranging safe roof access once rather than twice is worth something on its own. Ongoing building in the estate brings building stage inspections and practical completion inspections, plus the follow up before defect liability expires. On larger custom homes there is more to get wrong, so staged inspections earn their keep.
Dilapidation reports apply where construction adjoins an established house. We also do pre-settlement inspections and expert witness reports.
Being well inland, salt and delignification are not the story here. Water is, and so is the bush boundary. If you are buying on a fairway, walk the rear boundary after a week of irrigation and see how the ground feels.

The Vines sits on the Guildford Formation — alluvial clay and sandy clay laid down by the Swan and Canning systems. This is the reactive ground. Clay here shrinks and swells with moisture, which is what puts stepped cracking through brickwork and takes doors out of square between seasons. Articulation joints matter on these sites, and a great many older houses do not have them where a current standard would want them.
What that means in practice, on a house in The Vines:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
The Reserve is the fixed point most people in The Vines navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
Ellenbrook, Aveley, Belhus, Upper Swan, Henley Brook and Herne Hill sit on the same ground as The Vines, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.

On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. A real AS 2870 classification comes from geotechnical work on your actual block and can differ from the one next door. We report what we observe; we do not read your soil class off a map.

Well inland at 24.8 km from the coast, out in Swan, coastal salt is not the first thing an inspection in The Vines chases. The fee buys closer work on footing movement, site drainage and the reactive-ground behaviour of the North East suburbs, with delignification checked only where a tiled roof meets a busy corridor.

Yes. Our inspectors physically enter and inspect the roof space, as long as there is sufficient access to do so safely. Where access is restricted, the report says so plainly rather than implying we saw more than we did.
At 24.8 km inland, The Vines carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
Within 24 hours of the inspection itself, not 24 hours from booking. On a pre-purchase or pre-settlement job that timing is the whole point, because your leverage disappears once you are committed.
