What we look for in Thornlie, and why it differs from the suburb next door. 14.5 km from the CBD, 16.9 km from the coast, postcode 6108.

Thornlie was one of the first Western Australian suburbs sold through the house and land package concept. Forty houses stood by 1957. Since then it has developed in roughly five clear stages, and in this suburb the estate name effectively tells you the era.
North east Thornlie went up in the 1950s and 60s. South Thornlie followed in the 1970s and 80s. Crestwood dates from the 1970s, Castle Glen from the 1980s. Forest Lakes from the 1980s onward. A Thornlie house can therefore be sixty five years old or nearly new, and the two have almost nothing in common.
So the first question is which estate. They differ. It is more informative than the street name and it sets everything that follows. The 1950s and 60s stock carries asbestos era materials and services either original or into an ageing first replacement. The 1980s onward stock is into first cycle territory, with hot water, roof fixings and wet area waterproofing arriving.
The Canning River flats to the north bring a high water table and flood context on low blocks, and Pinjarra Plain clay through parts of the suburb is reactive, so footing movement and seasonal cracking are genuine considerations rather than automatic defects. Forest Lakes is built around artificial lakes, which brings engineered water bodies, retaining to lake edges and drainage that depends on the system working as designed. Being inland, salt is a low priority.
Five eras means five different starting points for termite protection, and that is the practical consequence. A 1950s house was probably never barriered in any lasting sense. A 1970s house had a chemical treatment that stopped working decades ago. A 1990s house should have a durable notice recording what was installed, and that too is now at or past its effective life.
Find out which house you have before assuming anything about its protection. It varies. Then look at what the garden has done to the perimeter, because on slab built stock the slab edge is where the risk sits and fifty years of paving, beds and patios tend to bury it.
Around Forest Lakes, the engineered lakes keep ground moisture up on waterside blocks. On the clay sections the ground holds water rather than draining it, which extends the damp period after rain or reticulation.
Whatever era the house is, both inspections examine the same perimeter, the same wet areas and the same roof space. One attendance covers it, and it also means one person establishes the vintage once rather than two people guessing separately. Reported under AS 4349.1 and AS 4349.3.
A large suburb with older stock on decent blocks generates steady subdivision, so building stage inspections and practical completion inspections come up on new homes behind old ones. Dilapidation reports apply where that work adjoins an existing house.
We also do pre-settlement inspections and expert witness reports, which on reactive clay commonly concern slab movement. If you are buying near Forest Lakes, ask who maintains the lake edge retaining and what the arrangement is, because it is not always what people assume.

Thornlie sits on the Bassendean dune system — deep leached grey quartz sand, almost pure, and very free draining. Bassendean sand is about as unreactive as a building site gets, so seasonal footing movement is rarely the story here. The water table is the story. Parts of this system sit over the Gnangara Mound and the standing water level can be within a couple of metres of the surface.
What that means in practice, on a house in Thornlie:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Thornlie Park is the fixed point most people in Thornlie navigate by. Buildings like it are useful to an inspector for a duller reason: they date the area. Whatever era put that up is usually the era that put up the houses around it, and the construction methods of that decade are what we expect to find in the roof.
Langford, Lynwood, Maddington, Beckenham and Huntingdale sit on the same ground as Thornlie, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Kenwick is 3.8 km away but sits on the Guildford Formation. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

Well inland at 16.9 km from the coast, out in Gosnells, the inland setting changes what the fee buys in Thornlie: footing and slab movement, drainage and the reactive soils of the South East belt come first, and coastal delignification is a lower priority away from the arterial corridors.
