Two Rocks exists because of one of Western Australia's great property gambles. In 1969 Bond Corporation bought nearly twenty thousand acres here to build Yanchep Sun City. Subdivision started in 1971 with a hundred and twenty seven beachfront lots, a marina followed in 1973, and Atlantis Marine Park ran until Bond's empire collapsed.
What that history leaves is a suburb of two entirely separate generations, and telling them apart is the first job.
There is 1970s Sun City era beachfront stock, now half a century old. Original services. Asbestos era materials. And fifty years of direct ocean exposure, which on anything unrenewed means advanced timber degradation in the roof space. Corroded fixings and flashings too. Then there are recent family estates, which raise the opposite set of questions about fill, compaction, drainage and whether coastal grade hardware was actually specified.
The ground here was difficult from the start. The original developers contended with sandy limestone soils that complicated construction, along with poor access and scarce water. Limestone at or near the surface means rock, variable bearing and awkward excavation, and older homes may well be founded on it. Out at the northern edge of the metropolitan area, distance to services and trades is a practical factor when something needs fixing.
Coastal sand suburbs sit at the lower end of termite pressure compared with the wetter inland belt, but the risk is not zero and it concentrates in predictable places.
Timber in ground contact is the main one. Fencing and retaining. Decking and pergolas. All of it deteriorates faster in this environment and gets replaced piecemeal, and each replacement puts fresh food into damp sand. On the 1970s houses any original barrier is long finished. On the newer estate homes there should be a durable notice recording the termite management system, so find it and check whether landscaping has since bridged the slab edge. Reticulation in sandy soil creates locally damp pockets that would not otherwise exist.
Getting an inspector out to the northern edge takes time, which is the plainest argument for doing both jobs in one attendance. Beyond convenience, the exposed coastal environment affects timber and metal everywhere on these properties, so having one person assess the roof, the external fabric and the ground timber in a single visit gives a more coherent picture. New estate construction means practical completion inspections at handover and building stage inspections during the build, plus the follow up before defect liability expires. On coastal blocks the specification of fixings and flashings is worth checking at each stage rather than at the end.

For the 1970s beachfront houses the most useful thing we do is simply get into the roof. Fifty years of salt on untouched timber is the defining risk in this suburb, and no amount of looking at the outside of a house will tell you what state those battens are in.

Two Rocks sits on the Quindalup dune system — young calcareous sand, still mobile in places, and thin over the water table near the front. Sand this young has low bearing capacity but very little reactivity, so footing movement is uncommon and drainage problems are not. What the ground gives you here it takes back in the air.

Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.

Right on the coast in Wanneroo, in postcode 6037, the fee here is spent chasing salt. Chemical delignification in the tile battens, wall ties rusting inside the cavity, fixings going to lace where the sea air reaches them — on an older tiled roof the roof space is where most of the inspection time lands.
