What we look for in Walliston, and why it differs from the suburb next door. 20.6 km from the CBD, 29.0 km from the coast, postcode 6076.

Walliston is named after John and Emma Wallis, the area's first settlers, who arrived in the 1880s. Its main feature is unusual for a hills suburb. Light industry. A light industrial area occupies the north-eastern part, holding an Australia Post mail-processing centre and a Transperth bus depot, and the Nine Network's Perth television transmission tower is here as well.
A hills suburb with an industrial pocket produces two quite different residential experiences depending on where a property sits.
Near the industrial area, expect heavy vehicle movement operating to schedules that do not respect residential hours. A mail-processing centre and a bus depot both run early and late. That is permanent, and it is worth experiencing at those hours rather than in the middle of the day.
Away from that pocket this is standard hills country. Slope, and trees. Unsewered properties on septic or aerobic treatment systems. Bore or tank water. Long private driveways. Sheds and outbuildings that form part of the purchase.
Darling Scarp ground means granite and laterite at or near the surface. That affects how footings were formed, makes excavation awkward and expensive, and produces rock without warning when anyone digs for a pool or an extension.
Sloping sites bring retaining, cut and fill platforms, and stormwater that has to be taken down and off a property.
The treed hills setting means genuine bushfire exposure, so BAL requirements need checking against the actual construction, and whether a fire appliance can use a long private drive is a practical question.
Treed hills country carries high termite pressure permanently, and on holdings of this size a dwelling sits within the bush rather than at its edge.
The industrial pocket adds a specific and unusual exposure for hills country. A mail-processing centre and a bus depot both hold materials and equipment on hardstand for long periods, and the boundary between that operation and a residential block is often a single fence.
Rock near the surface is unfavourable ground for a colony to travel through, which counts for something. The timber above it is another matter, and joints in a rock founding arrangement give routes upward that cannot be seen from either side.
Effluent systems keep a patch of ground damp near a dwelling year round, and on a slope that moisture travels rather than staying put.
Firewood stacked against a wall is close to universal in the hills and it remains unwise.
A hills property takes time to cover and the travel is real. One visit, covering the dwelling, the sheds, the water supply and the boundaries, produces both reports rather than half of one. Reported under AS 4349.1 and AS 4349.3.
Establish how far a property sits from the industrial pocket and which way the access roads run. In a suburb this size that distance is the difference between quiet hills living and a bus depot starting up before dawn.
Buyers want the water supply and treatment system assessed as separate items. Where building is happening, staged inspections cover retaining and drainage while they remain visible, because once backfilled neither can be assessed again without excavation.

Walliston sits on the laterite foothills of the Darling Scarp — lateritic gravel and clay over granite, with rock close to the surface and real slope. Slope is the defining feature. Cut and fill, split levels, and retaining walls are normal here rather than exceptional, and retaining is where the money goes wrong. Rock near the surface also means surface water runs rather than soaks.
What that means in practice, on a house in Walliston:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Bickley, Carmel, Kalamunda, Lesmurdie and Gooseberry Hill sit on the same ground as Walliston, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.
Orange Grove is 5.9 km away but sits on the Guildford Formation. That is the useful thing about this part of Perth: the ground can change inside a few kilometres, and with it what an inspection is looking for.

On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. A real AS 2870 classification comes from geotechnical work on your actual block and can differ from the one next door. We report what we observe; we do not read your soil class off a map.
The inspection is visual and non-invasive, over the readily accessible areas, reported to AS 4349.1. Our inspectors physically enter the roof space, as long as there is sufficient access. Report within 24 hours of the inspection.

Well inland at 29.0 km from the coast, out in Kalamunda, coastal salt is not the first thing an inspection in Walliston chases. The fee buys closer work on footing movement, site drainage and the reactive-ground behaviour of the South East suburbs, with delignification checked only where a tiled roof meets a busy corridor.

Yes. Our inspectors physically enter and inspect the roof space, as long as there is sufficient access to do so safely. Where access is restricted, the report says so plainly rather than implying we saw more than we did.
At 29.0 km inland, Walliston carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
Within 24 hours of the inspection itself, not 24 hours from booking. On a pre-purchase or pre-settlement job that timing is the whole point, because your leverage disappears once you are committed.
We would rather you checked than took our word for it. These are the bodies that actually hold the records and set the rules:
