Most of West Leederville was subdivided before 1903 and largely built out by 1925, which puts its baseline housing among the oldest in the western suburbs. A tram once ran down Woolwich Street, one of the steepest tram lines in the city, and that detail tells you something about the terrain.

Rising damp at the base of walls is a normal condition for buildings of that age rather than a defect on its own, and subfloor access is essential wherever it can be had.
The topography matters more here than in most inner suburbs. A tram line steep enough to be notable means slope, and slope means cut and fill, retaining and stormwater that has to be managed down a block rather than simply released.
Original homes are being renovated and rebuilt alongside newer double-storey dwellings, so establish which you are looking at. A century-old cottage and a recent two-storey rebuild share a street and nothing else.
The Mitchell Freeway was cut through in 1972, severing the suburb from Leederville, so near-freeway blocks carry permanent noise. A small commercial and warehouse pocket sits east of Southport Street.
Pre-1903 subdivision means gardens that have been established for well over a century. Buried timber. Old stumps. Beds banked against wall bases through several generations of owners.

On a sloping block, walk the low corner before you buy. Water ends up there. So does everything else, eventually.
Condition records matter where a new double-storey build goes up beside a century-old cottage, because excavation next to unreinforced brick on a slope is exactly the situation a dated record protects against.
