What we look for in West Swan, and why it differs from the suburb next door. 16.9 km from the CBD, 21.3 km from the coast, postcode 6055.

West Swan is a very small locality of under eight hundred residents, west of the Swan River and traversed by West Swan Road through the winery country. Two pieces of its history sit under the ground and matter to anyone buying here.
Caversham Airfield was built in 1943. It guarded against invasion. It later became a motor racing circuit, which ran until 1968. Significant parts of the locality were therefore a wartime airfield and then a motorsport venue, and former aviation and racing land carries its own ground history. Made ground and buried infrastructure are possibilities on affected parcels. So is old hardstand, and fuel handling ground, and asking what a block was before it was a block is a reasonable question.
Bandyup Women's Prison and the Roe Highway corridor are immediate neighbours. Both are permanent. That means institutional lighting and traffic, and highway noise on nearby properties, and neither is going to change.
Otherwise this is Swan Valley rural land. Properties are large and generally unsewered, with septic and leach systems, bore or tank water, long driveways and substantial outbuildings that form part of what you are buying. West of the river on valley flats, the ground is alluvial with a seasonally high water table and flood context on low parcels.
Rural valley properties spread the risk across the whole site, and here the outbuildings and the boundaries usually matter more than the house.
Old sheds sitting directly on soil. Fence lines running for hundreds of metres with posts set into damp ground. Vineyard trellising, irrigation keeping earth wet through summer, and stacked timber that has been somewhere for years without moving. Remnant vegetation and windbreaks hold established colonies close to buildings.
Made ground over former airfield and circuit land can contain buried timber and debris, which is a food source sitting invisibly below the surface. On the dwelling, timber floored stock puts the subfloor first while slab built homes shift attention to the perimeter. Settle the scope before the inspection, because on a rural holding the question of which structures are included is the commonest source of disagreement.
Travel and property size make the combined inspection the only workable arrangement out here. Beyond that, the ground history that raises structural questions on former airfield land raises pest questions in the same places, so one person assessing both gives a more coherent result. Where building is permitted under the valley's planning constraints, building stage inspections cover site works, drainage and the effluent system while they are visible. Practical completion inspections follow.
We also do pre-settlement inspections and expert witness reports, which on rural holdings concern access, boundaries and unapproved structures more often than anything about the house. Being well inland, salt and delignification are not part of the picture here.
If a parcel sits on former airfield or circuit land, ask what records exist. Someone usually knows, and the answer changes how a slab that is moving should be read.

West Swan sits on the Guildford Formation — alluvial clay and sandy clay laid down by the Swan and Canning systems. This is the reactive ground. Clay here shrinks and swells with moisture, which is what puts stepped cracking through brickwork and takes doors out of square between seasons. Articulation joints matter on these sites, and a great many older houses do not have them where a current standard would want them.
What that means in practice, on a house in West Swan:
Landform is assigned from the suburb's position on the Swan Coastal Plain rather than from a site soil test. It tells you what to expect, not what you have. A site classification to AS 2870 is a different exercise and a different report.
Dayton, Brabham, Herne Hill, Viveash, Caversham and Middle Swan sit on the same ground as West Swan, so the footing behaviour and the drainage problems tend to repeat across all of them. If you are comparing houses across those suburbs, you are largely comparing the same site conditions.


On site classification: any soil zone quoted for a suburb is indicative, inferred from geography rather than surveyed. A real AS 2870 classification comes from geotechnical work on your actual block and can differ from the one next door. We report what we observe; we do not read your soil class off a map.

Well inland at 21.3 km from the coast, out in Belmont - Victoria Park, coastal salt is not the first thing an inspection in West Swan chases. The fee buys closer work on footing movement, site drainage and the reactive-ground behaviour of the South East suburbs, with delignification checked only where a tiled roof meets a busy corridor.

At 21.3 km inland, West Swan carries lower coastal-salt exposure, so delignification is not the first thing we would expect. It remains possible near heavy arterial corridors or industrial emissions.
